Hi aril110 - We will definitely be constructing the perimeter fencing and guard post for Garden Heights for the Resident Association. What we are finalizing now is the design of the fencing as well as the operational matters of the guards. As Garden Heights is being developed in different phases, i.e. Phase 1, 2 (yours), 3, 4 and the final phase being launched now Phase 5, we need to plan for the cost of the security guards of which if we were to deploy them upon handover of Phase 2, the cost will be very high for the owners of the completed phase. The entire Garden Heights will be perimeter fenced, so it will be a community of Phase 1-5 owners.

Nevertheless, we will confirm this with our consultants and make an announcement to the owners once confirmed within these few weeks.

We have also deployed security patrol cars around Bandar Tasik Puteri and also working towards setting up security guard post in strategic locations around Bandar Tasik Puteri by this year end.

Hi karninu - A follow up to your queries.

The roofs for Garden Heights will be metal sheet cladding. It is an upgrade from the traditional concrete tiles especially on matters of water leakage as the laying is more secured and leaves less gaps.

Heat and sound insulation will also be applied accordingly so no need to worry on heat and sound.

Our car porch slabs are water-proofed so leakage is definitely not an issue. Gutters have no purpose for car porch slabs as it won't be able to discharge large amount of rain water. Rest assured our water proofing are done by professionals.

Hi I just booked a unit at Garden Heights phase 5 yesterday with a 11% rebate. Your sales advisor said that this rebate is only until this weekend? Is this true? I am thinking of buying another lot for my parents next to mine. Can I still get the 11%? Still got free gift ah?

Hi chelsea2014 - The lowest priced unit for a Garden Heights Phase 5 is about RM565,000.

Less 11% will be around RM500,000.

For a 20' x 75' landed double storey link house with built-up of 2,214sqft and added security features of perimeter fence and guard house, it is very good value.

Not to mention being 2 minutes drive away from our Tasik Puteri Golf and Country Club.

Less than 20 minutes drive to Jalan Duta toll once the BTP Interchange of the LATAR is completed in 2016.

Hi...i believe, BTP will have club house for resident. Can i know what is the features for this club house. Never mention anywhere...only have front entrance artist impression pictures. Is this facilities free for garden heights resident or have membership fees. If hv membership fees it will be good if garden heights and acacia park hv 1 yr or more yrs free membership. For the rest resident of BTP how?

dont buy new house yet.
you guys just buy house already siap here. it is more cheaper and larger.

for eg. house in Blok 3 - 22x75 you can get below RM380K. in other block u even can get corner lot for less RM400K.

Hi, yeah..u are right...the sub-sale value at Bandar Tasik Puteri is more cheap than new house launch at BTP. Whatever it is, BTP need more resident here to make sure this township success.

Those day, BTP is very cheap and have a lot of resident purchase here but not stay here due to distance and road connectivity. Time will change now once the BTP interchange complete in mid 2016, the sub-sale value here also will increase.

Beside that, the reason sub-sale house here is cheap because of the land issue. Most of the block at BTP does not have individual title yet except few block like block 3,6, 7 and 8. You may experience difficult to get loan from bank if you purchase at block that don't have individual title. At the moment only CIMB Bank will accept application for BTP. I also heard LYG will settle this issue with land office. The house that already purchase few year ago but dont have individual title mean your leasehold will not start yet until you receive your individual title. But the cons is if anything happen to the purchaser before receive the individual title then how?

Maybank don't accept loan application for Bandar Tasik Puteri. When i ask them, they dont want to say and let me know that is confidential and only will accept BTP loan application once decided by Maybank management. However, from time to time, this township will be successful and it proof already will commitment show by the LYG. Must remember, BTP is LYG largest township and they will make it success because they still have huge land bank available at this township to be developed.
