Any taikors aware of this completed prop launch by SP Setia or any existing thread of this project?

Passed by ytd at Setia Alam and saw a banner.

It was at good location of Precinct 8 or along Persiaran Setia Impian. Just next to the existing Tecoma housing.

Some taikors told me that this is ex-show units of Eco Park bungalows and others, thus the built up is small and facade is kinda old.

But, as I notice, after refurbishment, the building still looks excellent and facade not that old as I visited the area. Quite pretty common as a SP Setia design anyway.

The banner reads open for registration on 23rd August 2014.

Called in SAWC, total 62 collection units ( 48 semi d and 14 bungalows ) The semi d land size starts from 40x85 and although smaller built up, this exact location of being matured and just minutes away from current commercial hub makes an ideal buy for renovation purpose and own stay. Heard the price is around RM 1mil+

Any taikor has more info?

Yeah, but was told average RM 1.4m bcz very limited units for cheapest and most expensive prices listed by u.

The semi d is really cheap.

Spend RM 200k extra to do some cheap extension of 1000 sq ft will do. Add on cost also less than RM 1.5mil and still cheaper than subsale and new semi d, which smaller land size.

I didnt ask that further.

I think this is Individual Title without DMC. Not sure but I believe external extension is allowed to protect the buyers interest or else the additional huge land would be deemed too surplus to pay for.

Oic. I didnt check the entire perimeter fencing but just saw fenced along Persiaran Setia Impian.

U mean the current guard post next to this houses or Tecoma is just flag hand and go in only?

Oh, sorry, I pronounced it MR2.

Hmm, in my opinion, it is very different location btw MR2 or Rawang and Setia Alam. Its under con vs completed property.

One is located into consider matured area with school, mall, commercial hub nearby while MR2, along with MR1 is still a new but smaller scale township which is a little bit away from Rawang town or other commies.

Moreover, MR1 Phase 1 now only slowly VP and definitely needs time to be matured. So, the price justify itself where s RM 900k can own a decent 40x85 semi-d in Rawang compare to a mil + for Setiaa Alamo.

I not even aware that Dalea is newly launch Semi-D in MR2 and means this is stratified title semi-d. I was thought a cluster semi-d again. I remember I saw the show unit of Corus 68 of MR1, the 40x85 size is very decent where MS maximised the built up.

If buy for own stay, both also a good property, just to see an individual preference to suit which location and amenities.

If investment, could be otherwise.

Not yet launch. This Sat open to Public for balloting if the registrations they received ( opened last Sat ) sufficient to cover all of the units. Quite likely to be ballot.

Ya. Consider very good take up rate dy since it is completed prop.

The remaining units were all big land size semi d and bungalow. Not easy to swallow
