Let’s be very honest, if you’re a student that will be studying around sunway/taylor/help/inti/etc....and you have a choice of sunway geo or union suites, which would you choose?
Bear in mind the culture of the students in these areas are VERY materialistic. They care about the brand, they care about the lan-c factor that they can show off to their peers, especially when the students around these areas comes from rich family. Peer pressure is REAL here.

Students from sunway/help would just go to sunway geo/geo lake/sunway hostel.
Students from Taylor’s would just go to DK Senza.
Students from inti would just go for the SS15 development that will soon be completed (the one that’s built at Asia cafe, it’s right in front of inti).
So who’s left for union suites? Probably those from lagoon perdana that is looking to upgrade their rented apartment to union suites.
Even if you managed to capture the surrounding students market - how much are you going to charge them? 1k per room? They might as well go to sunway geo.
Charge less than 1k per room? Is it worth ur while since the entry price for union suites is steep?
