How does the referral fee work. Does my referee get a 1% rebate on her purchase value or she gets a 1% rebate on my purchase value?

I also noticed Tenderfields units all sold except for 2 corner units. The sale person is now promoting phase 2 which cost rm30k more for each unit. Phase 2 is also nearer to the surau.

For phase 1, 32x75 ft only corner units lot 2437, 2453 and 2485 available. For 35x75 ft, also 2 corner units left. The rest all sold. Sale staff is now promoting phase 2 which is at least rm30k more expensive than phase 1. Phase 2 still has many units available.

Overall do u think eco majestic will outperform eco hill nearby in terms of capital appreciation as eco majestic is now under the purview of tan sri liew whereas eco hill under sp setia is now a "has been"?

Rainz not walking distance to pavilion 2 nor to the lrt. Selling average rm800psf. Too many launches of high rise. Its an oversupply position.

On rental for gated n guarded landed property, d nearest i can think of is kajang 2 terrace house which had VP last May 2013. An intermediate 22x75 ft, 2,100 sqft built up commands mthly rental of rm1,500 to rm1,650, depending on the fixtures given. Since it is gated n guarded, security fee is rm100 pm, which is reasonable.

I know in the nearby township Kajang 2, someone bought the phase 1 terrace hse during launch for rm480k in 2011. Less than a yr fr vacant possession he flipped for rm750k this yr. If u noticed the 270 acre township in kajang 2 has no commercial activity as well apart fr a recently opened international school. Apart fr d semi d launch dat took place in 2012, thr were no other launches and the township is quiet. But the terrace hse price has moved upwards by 50%.

Absolute sale price also counts. You can get cradleton intermediate terrace for Rm590k, whereas Merrydale is RM750k. next time wanna flip, lower price unit maybe easier..

those in semenyih can drive to jln reko and take mrt to kl city. jln reko mrt will be commissioned in august 2017.

semenyih eco majestic project is 10min drive 2 jln reko at kajang. not too far away.
