Good to see if the red carpet bridge is ready during the Show Village launching, though it is still for "decoration" currently as the I presume the connecting road from SEH side is not ready yet.. hmm.gif

With the extra 5 feet backyard garden and more attractive water / park features within the guarded area, anyone already confirm with the SA about the maintenance fees? How much it will differ compare to Cradleton? hmm.gif hmm.gif

Inter unit of 8C is only 2483 sf , RM 768k or RM 308 psf effectively ( thus taking the same price psf for the end lot / corner lot within the same row )

Meanwhile, for end lot / corner of 8C is more typically different animal of it's type due to not much info revealed of the layout, where 3002 sq ft ( - 2483 ) which is an additional of 519 sf ft, and typically, additional 2ft width x 70 x 2 floors = 280 sq ft to be on par with normal intermediate unit, thus the remaning ( 519 - 280 ) 239 sq ft might go to somewhere else such as verandah and side balcony of the end / corner lots.

Thus, in a view of valuer that I known, their methodology of calculating against intermediate unit as below

2483 + 240 usable size = Total 2723 sq ft x RM 309 psf = RM 841,407
239 sq ft ( side or uncovered verandah / balcony ) = 239 x RM 309 psf x 75% = RM 55,388
Additional land, 13x70 = 910 sq ft x RM 250 current value = RM 227,500
( bungalow land is value at RM 150 psf for 6500-900 sq ft land, but for additional land of corner, end lot is est RM 250 psf, the calculation from my valuer friend)

All in all, if valuer able to justify the intermediate at RM 768k, then for end lot with 13’ ft land would becomes RM 841,407 + 55,388 + 227,500 = RM 1.124mil

Above is only my view after discussion with some professional, lol.

Wow, that's the footprint of 24 x 70 buildup with extra 13 feet land, justifiable for the price indeed.

I just wondering what is the total buildup for 8D (22 x 75) end lot instead, suppose to be same as the buildup for "24 x 75" units instead, should be with a gigantic buildup of more than 3500 sqf I presume, with extra 13 feet of land. shocking.gif shocking.gif

8C intermediate 2483 sqf BU, end lot jack up to 3002 sqf BU instead, as you said already 519 BU extra.

8D intermediate 2683 sqf BU, if add in extra 519 sqf BU, then will be 3202 sqf already. With extra 5 feet length for 8D units, I presume the extra build up will indeed more than 519 sqf. It would be very interesting to see the total BU for 8D end lot instead.

Anyhow, it is no doubt an enormous buildup for a DSL unit.

However, do you any idea the total BU area for the verandah (in front and at the back of first floor) for the Merrdale units? Not sure how much these verandah will take up the BU though.

It is good to have extra land at the side of course, but with strata title, the owner must think of a good way to utilize it effectively... hmm.gif

Boss, I think it's a little typo, the facing lake units for 1A cradleton should be from 621k onwards...

SEH and EM shall be connected via highway / 2 lanes bypass all the way to KL city center, also screaming jam here jam there already, then how about those projects that are nearer KL but is a few km away from the main highway, even worse loh, coz need to use city trunk road, no? doh.gif

As I said many times already, if using Cheras-Kajang highway, from EM/SEH to KL city center only consists of one traffic light, all are highway or at least 2 lanes bypass mah...
