I check back my record - Tenderfields garden facing units were RM10k extra and if I remember correctly Cradleton is also (about) the same premium.

As for south facing units, RM8k extra for Merrydale vs RM5k for previous precints.

Btw, if I were to choose the Merrydale unit btw the backyard facing waterway and frontage facing garden, I prefer the latter. How nice to have such a great and serene view when I'm in the living hall or MBR, the usual spots in a house that I always be.

If u mean the 3 units, the odd row of 8A, yes a bit noisy in very long term, say 7-10 years. If this row is noisy in short term means Lekas a lot of cars, then our township would be a bit busy and merry.

If there is any family wanna buy and stay together, this row is very special of corner, intermediate and end lot altogether. Quite privacy too.

Bro, the RM 10k extra u mean is that the 2 rows via the same road with either 1 face south or north?

Btw, for the Merrydale both premium rows of 8C, if same price, I concur with u of frontage facing garden instead of backyard facing waterway. But Imho, both carrying some good weighs too.

Bro, I don't get which 2 rows you mean... so long as the front view is the landscaped garden, the premium shall apply.

Among the 3 precincts, seems to me that Merrydale has the most attractive landscape. EM is improving - I wonder what they are going to do to amaze us (again) and the buyers in the future new precincts hmm.gif

You mean Merrydale? The increase is not a lot in terms of psf compared with previous precinct - Cradleton and I think with the enhanced spec and features, it's well justified.

Absolute sale price also counts. You can get cradleton intermediate terrace for Rm590k, whereas Merrydale is RM750k. next time wanna flip, lower price unit maybe easier..

I personally feel that Merrydale is worth to buy if for own stay. For investment purpose, then we must have holding power.

Definitely. But built up size also counts upon purchasing power.

Btw, it was so hard to get Cradleton 20x70 with built up 2089 sf intermediate at RM 590k ono. It was fully took within a day and long que of waiting list for this size.

Meanwhile, Merrydale RM 768k is intermediate of 22x70 and built up 2483 sq ft.

Of coz layout, spec and masterplan of the precinct, Merrydale had upper hand compare to Cradleton.
