Couple of things that its not exactly correct from your assumptions :- Firstly , you assumed that the property remain vacant for 5 years upon VP. No rental income ? even for own stay , you should include that as well .  Progressive interest should be less , cause bulk of the drawdowns will be towards the end . Selling charges probably agent fees ?
*
more or less should be around that lah, other factor should consider are (rental), maintenance cost, assessment, selling cost, renovation

Before I bought the unit, I went to the park a couples of times in the early morning to have a look.

I can find birds, ducks & even crane there! The ponds is full of fishes & turtle . There even a water fountain there .

So in the end, I bought the unit facing the park even knowing it faces the afternoon sun .
*
location is subject to preference, as long as the place suite your need, then it is a good place to stay, But

unit facing west is not suitable for human, have you visit or stay any unit facing west, if not better go to experience it, you will regret. 100% sure.

What to do, this is the market now. Those projects with no balcony not easy to get buyer also, because they will ask " how come no balcony" haha
*
Ohh, this not what i mean, i said there are no big unit in this project as live area all below 1k sf. Not suitable for family.

If you spend 900k to buy 900sf unit BK..
your kid will curse you cause their room is so small
Your wife will curse you cause everyday need to drive up 7-10 level to park car
Your family will sit in sona room while you at office they might leave you......

Haha joking only, need to consider the downside when purchase, btw anti sun or tint your window wont work, pay a visit to thouse unit face west...

Visit few units face west aound 10 years ago, reason because cheap, all have common issue, purposely viewed at 4pm, the heat unbearable, one of the unit sheilded until cant see a day light, on light 24 hours, touched the wall can fell the heat....this was 10 years ago and temperature is going up steadyly. But ofcourse depend on your finish unit how extendsive of exposure to sun , good luck

Btw, have you try before or base on common sense that you think can reduce the heat with those setup?

Don't you think its a stupid / sarcastic question.

Of course ,SA say lah . Of more than 10 times at the gallery including launching, can only see Chinese .

We also have a whatapps group, ALL Chinese !!!

Foreigners also cannot buy property less than RM1 mil lah
*
yes, it intend to sound sarcastic but not stupid,

you confirmed that mostly local chinese, maybe lah since chinese population quite high in that area,

mainly for own stay....how you conclude this? base on your observation and experience? your experience is in doubt.

I dunno why people still think there are many units slowly being released when many buyers go inquire also cannot get big units. Naysayers should stop being haters.
*
How not to think that way, since you are buyer you should folow their news closely

Skyluxe achieved 80% a year ago until today still not able to sold off despite lower the price, better car park and more .goodish..what is the reason?
