The keypoint is the ramp width design, 4m (standard) or 6m one (luxury).
This reflect how well the developer delivery in terms as a luxury product.
These are normally first time purchaser or investor do not border, as myself a daily user, will definately asking for the wider type to reduce daily hazzle since the developer design with such 8 levels of car park start from ground level instead of with basement.
*
to be frank, drivers still have to turn many rounds even with this type of design... gd lck for those carpark lot at higher floor

Shouldn't we be cautious about the health risk it might cause?
Would you risk the health of your family if you buy it for own stay?
*
Don't say substation, even HT cables nearby pp also worry, you can see in many development threads , arte MK, etc

Good observant! The best view unfortunately is facing to WEST..perhaps the designer can put in more sun louvered.
By the way, any discount for those unit facing to West?? rclxub.gif  rclxub.gif
*
Facing west bad in Fengshui and very hot at night, and not good for health.

Sun screens or whichever shading over fenestration are useless... heat can penetrate through RC wall into ur home by conduction.

GREAT

NICHE PRODUCT ::: In terms of the niche market, Twin Arkz don't have jacuzzi and sauna and the main pool is 25m only in physical diameter. In this case, SkyLuxe could be a competitor to Twin Arkz as it provided all these basics with a longer pool and L-shaped infinity.

KEEP IT SIMPLE ::: As for simplicity, The Park Sky Residence generally have less than 10 facilities as it is Not a concept play product, it focuses more on proximity to mal, the larger pool/gym and the space luxury it has on the podium. The Park 2 will have the basic facilities as well, but the main selling feature will be the SkyBridge to Mall. If you want know more, can discuss in the Park 2's thread.

MORE FACILITIES NOT NECESSARY BETTER ::: In terms of multi-facilities, then The Havre will have over 35 facilities - the big winner, but we might not be using most of them most of the time. Its disadvantage is that it is compromised by its location, that's what I feel.
*
More facilities caused higher maintenance fees on unecessary facility that we wont use it most the time

Believe that park resi workmanship and materials will be better than the rest of development in bk jalil. Management team also better. Maintenance team, cleaner also better. Dont judge by outlooks only sometime. Lets see.

My personal feeling of this project. Not sure it is correct. For all the sifu out there, please comment me.
This property at this location no argue a really rare in town now.
For eg: those who wanted landed before due to his/her parents need some land for their own farming. Those who like nature rather than bricks around. Those who like jogging everyday. Those who like to go shopping mall often. Those who like to tracevl to city by LRT. Those who like to live nearer to CBD but do not want to the premium.
All these above are fulfilled in this project.
What are the bonus, the view surrounding the units are great too as it will not be any blocking at the moment.
I am still struggling to get my loan done hopefully. It may not success. That's the bad part of today situation.
I have selected the good unit. Not too high, not too low. At the floor of less units.
Very sayang if not able to secure this project. I have even asked the management to extend for me to get my more trial.
*
Many projects in bk jalil fullfill what you mentioned above. LOL

Quite agree with your sentimental. IMO, high price psf property and small size, shouldnt have too big balcony or even should not have any balcony at all to contradict the actual space, well at least for buyers to choose. But double balcony for a 1200+ sf of 3 bedrooms apartment is really save cost for developer and proved too costly for purchaser.

I understand some buyers die die also would say they prefer to have big balcony. I also like balcony, but I wont consider if it was more than 10% of the actual apartment size unless the price psf is on par with market price, say RM 500-600 psf, depends area or project, but for 700-800 psf in Bkt Jalil is consider very high end pricing for a new developer. Unless the size is 1800-2000 sq ft or above , I might feel it is special to have 2 balcony although it is hard to maintain the cleaniness of dust but rare product so rare buyer upon selling off in the future.

Wondering the 750 sqf units of the park 2 will make the purchasers for type A in block B to withdraw from buying or not as the pricing is quite similar. The small units in the park 2 can command a higher rent and there is a bridge to the shopping mall.
*
I think that will not happen. Skyluxe is located just 100m away from the Pav mall and pedestrian can enjoy the nice park view when you walk through the park to Pav mall.

Skyluxe also can command higher rent because its high end finishes and design. SKylux is one level higher than Park 2

I think skyluxe is the best with its large unit facing nice view , especially tower B facing to the park , can see the beautiful sunset everyday with your love one, very romantic.

The developer should take away "luxe" from skyluxe. May be something like skyPark, skyVille, skySuite, etc but not skyLuxe!

It will mislead people that this is a luxurious serviced apartment.
*
In fact it is a very luxurious service apartment in bk jalil with its high quality finishes , fittings, and tiling that you can only find it in those super high end condo in klcc such as 4seasons, w hotel, ritz calton, 8 conlay etc. .

Agreed to you. In term of location, found that TNB substation next to skyluxe really very huge size. Not like normal SSU. Dont mind to share more details of Park 2 if happends the same case..
*
I think it will has some minor effects on the health eventhough it is 50m away. U can try to avoid units close to the substation.

Normally development will have substation also and genset for step down the high voltage to low voltage suitable for resi usage .
