Anyone have info on the latest promo packages for the HOC? I saw their latest add 10% and up to 99K Cash total savings?

Anyone managed to get the 10% discount? My friend said he called and checked but was only offered 8% and the sales person claim that the 10% has been already included in the initial mentioned price.

Yup, I agree - Especially with the 360* aerial view of the property has also been provided on their website so basically as long as the buyer conducted their research, they should be aware of the proximity to the duke highway.

It's very hard to find a property that has it all especially in KL with the perfect location/view(depending on buyers requirement), connectivity + public transport, reasonably priced(psft). The fact remains that buyers are always advised to weigh the pros and cons before committing to the responsibility of a 30/35 years loan.

I definitely agree that it has more positive points then negative point which makes it an interesting choice for buyers who are looking for property in this area.

Personally one of the main concern that I think is the question mark on what would be developed on the piece of DBKL land right in-front of SM which currently hold squatters.

This however would definitely remain a question mark for years to come. hmm.gif

I recall the lawyer explaining that the dev have received permission from the required gov body to amend the completion period on the SPA since I asked why the date on my spa had an additional 6months before signing it. I honestly cant remember if it was for the land dispute, or was it for the mco period, either way I believe the gov will look into granting affected projects an extension on the completion date because of the pandemic. Imo, I feel it's fine as long as they make sure to deliver a high quality product haha.

I think it will appreciate as all TOD project's however in a way slower rate then others, mainly caused by the pandemic which deemed the whole world to face economic turbulence.

I was renting at Maxim Citylights a couple years back and this is my 2 cent for that Sentul Pasar side.

If you're work office hours, stay far far away, if you don't have to care about early morning rush or evening jam then it's actually not bad.

Apparently it's owned by DBKL as their equipment storage or something, I guess it depends if DBKL decides to sell it to a dev. or they do something about it.

they are saying latest by Q2 but the progress is really fast so probably by end of Q1.

parking wise? you might want to take extra parking lot if you have more than 1 car; or park at the roadside.

location wise? prime AF, you basically can walk to

1. UTC in 10-15 minutes (no, you dont want to drive your car to here; you cant find any parking available, trust me)
2. 4 nearby school (SK and SMK bandar baru sentul, SK seri perak and SMK methodist) in 15 minutes
3. nearby eateries and shops at taman dato senu, prolly take around 10 minutes
4. lrt sentul timur and sentul station
5. taman tasik titiwangsa in 20-35 minutes (yes I done that several times)

so you might want to utilize that lrt during weekdays.

Do you know any location (<10KM to KLCC) not dense or have no traffic jam during peak hours?

The crazy jam would be from Sentul Pasar towards Sentul East/Sentul Link. I've rented in Sentul Pasar (Maxim) before and to reach the LRT Sentul parking (<4km) it takes 35 - 45 minutes during morning peak...but this was 4-5 years back. Now that place has mushroomed many new projects so I'm not sure if its worst now.

But totally agree on the point that the owners should utilize the LRT's for commute, especially with the RM50 unlimited pass. It's one of those non TOD projects but with a safe and walkable distance to the LRT.
