It depends if you encounter the burden to fork out the downpayment then u can consider on their maybank campaign.
Otherwise normal housing loan will be good.

I have gone to the sales gallery and inspect the site.
Could the traffic be a key concern? And, what makes this property special? would like to hear more opinion from those sifu/buyer/investor.

Hi, potential buyer here - giving my opinion based on my own research & experience with Taman Desa area:

Pros
1. Size and Layout - i really like the layouts for type B and C. I'm buying for own stay and a lot of what's being offered in the market today are 3 bedroom sub-1000 sqft units. Personally i want something that is a little bigger hence Skyvogue's size and layout are big plus points for me.

2. Location - I have some attachments to this location as i used to go to school here, for me it's really a right mix of convenience (good food, amenities, public parks, nice neighbourhood grocer(DeMarket) and easy access to highways) while being relatively peaceful/serene (if compared to places like sri petaling/bukit jalil which are a little busier) It's also next to Kuchai Lama, Old Klang Road, OUG, Bangsar, Seputeh (Mid Valley), Sri Petaling & Bukit Jalil which are all areas that i frequent for food/to hang out.

3. Price - I might get some hate for this but i actually think the price is quite reasonable (~RM560 psf) for the location and quality the buyers are supposedly getting (it's supposed to be the same series/quality as Skyluxe @bukit jalil). If you compare the price with Hipster then cannot compare lah but different quality lo.

4. Design & facilities - really like the facade design and concept (the lobby, lounge, sky deck, etc). Facilities seem to be well thought out/designed as well (but artist impression lah, end product don't know). However, this is a personal preference because not everyone will like the design.


Cons
1. Immediate density of the surrounding with Hipster (900 units) + Sentralmas (298 units), Satumas (1346 units) + Desamas (326 units) = 2870 units - this is my primary concern as i am worried the current infrastructure of Taman Desa is not ready for the sudden influx of residents. If you've visited the site, you'll notice alot of cars parked at the roadside, mainly desamas residents as i believe only 1 carpark is provided. The good news is that Hipster, Sentralmas and Satumas doesn't share the same road with Skyvogue main entrance, only Desamas shares the same road.

2. Parking & parking design - there are 10 levels of parking with 1a 1b kind of design. If your parking is at level 8 for example, you would need to go through 16 mini ramps to reach your level (even though technically it's still 8 full 360 degree turns). Agent mentioned this is for safety reasons but personally not a big fan.

3. HTC - personally am not too concerned as there are regulations relating to safe distance between HTCs and residential areas. Skyvogue's nearest unit is about 70m away (TNB's guideline is a minimum distance of 20m for 132kv HTC), if you are really worried then just choose units that are further away.

4. STP - an eyesore. However, choosing type B or C will solve this problem as only Type A faces the STP. If you're worried about the smell, as others here have mentioned, it is not a problem (speaking as a person who frequents the area as well). I have friends who live in the condos nearby, they have confirmed that there is no noticeable smell as well. However, if you are still concerned, can visit the site again to confirm for yourself.

In terms of your concern on traffic, with all the new surrounding developments VP-ing this year end/next year, i think more or less there will be some build up of traffic. Overall I like the project and also the fact that the facilities offered are pretty complete given that land size is only 1.34 acres, but still have concerns as mentioned above. As with every project, there are pros and cons, just depends on which cons you can live with.

Just my 2 cents as someone who is looking for own stay. Would also love to hear from other owners or sifus. Cheers.
