most prob another mixed development with commercial components at the bottom.

some sort of redevelopment like in Ming Tian Food Court and Atria PJ SS22.


Guessing the price psf is going to be rocket in that area...with the current matured amenities surrounding it.

But whether market can absorb or not. Can sell or not even location is good but price is too high…buyers also will go and flow to other surrounding prop.

OKR and OUG got so many choices to choose from.

Unless the planning or the concept is something that’s unique that pulls the attentions.

If not, even 900-1k psf also might not sell well.

Yeah that’s more reasonable.

But depends on the density and overall architecture of the building. As well as the traffic management to the site is important.
