I would like to share with everyone that Guocoland (Malaysia) Berhad is a bad developer. They are one of the most frustrating developers to deal with, and one of the most "recalcitrant" (as one owner said during the recent Commerce One AGM on 9th July at 7th Floor Pearl Point Hotel).
I share my experience with the building they built called Menara K1 (aka Commerce One) along Jalan Klang Lama. Guocoland calls Menara K1 as a premium corporate office building but they didn't ensure that telecommunication facilities were available even after the completion of the building. Apparently, they were supposed to pay a certain sum of money to TM (like RM250K or more) but as they didn't do that, TM didn't provide the telecommunications infrastructure for the building. As a result, a lot of owners of their units in this building didn't want to move in due to this lack of telecommunications facilities. It's about 5 months since the completion of the building that we are starting to see TM install lines and telecommunication facilities in the building.
Guocoland charges a monthly service fee of RM0.50 per square foot, which is higher than the RM0.40 mentioned by the salesperson during the sales of the office units, yet didn't ensure the telecommunications infrastructure was ready. Furthermore, Guocoland didn't provide any visitor parking at all and there is also zero season parking in the building. Can you believe that? I know of one owner who bought 4 office units in Menara K1 but he only has one parking lot each. Assuming there are 5 staff in each office unit, where do the 16 staff park? As a result, that owner has only moved into one of his office units and left the other three units vacant. I don't think owners will actually complain about the monthly service fee if all the facilities are in place but that isn't the case.
Apparently twice there was a change in the CEO of Guocoland or their project company during the construction of Menara K1. Lastly, the quality of the window gasket and finish wasn't all that good either as I know of one owner that has been griping about that. As she didn't buy a parking lot for her unit, she had assumed that Guocoland would provide season parking but it turned out that not only has there not been season parking provided at all but she has been griping that Guocoland has been selling parking lots to other owners without telling her. I actually agree with her that Guocoland has unethically been profiteering by selling all those parking lots to others.
Therefore, I urge anyone who is thinking of buying into the next project of Guocoland to think twice!
