It sits on land that was acquired in 2013 (two adjoining parcels of land of 2.71 acres and 2.89 acres) and are located adjacent to another parcel of land that had been acquired earlier.

Middle cost apartments? Would it be like Windows on the Park type of condo - where one of it's block is actually middle cost, but there is a upgrade portion that bumps the price to not so middle cost?

Any more info like price and pre launch date?

I've been waiting for this project since 20trees ... but looking at the price of 20trees now, this will definitely be in the million(s).

heard jia project will have sdb first rooftop garden or sky garden concept...

sdb had a project in singapore called Jia as well...but it was a lower rise condo...few years back.

Limited units, only 79 super link and is from an award winning lifestyle developer SDB...even the hike in interest rate will not deter people from grabbing a unit there...just wait and see....

Not stated big font of "FREEHOLD"....so sure this project will be leasehold

Don't worry it's not! If you go to the site you wild see they hv build a few units wch are modern with clean lines. As usual SDB takes pride on their landscape wch you will see as well..

For 1.8M , you can get freehold new superlink @ Embun by Titijaya

I do agree it is quite steep better go a freehold development and at that level there are other options. I guess they are benchmarking against previous surrounding developments which are leasehold e.g Sunway Rdgeway and 16quartz.

go for Sunway Montana which is freehold

how is the access?..via Desa Melawati or Taman Melawati...both of this access will be very jammed later as many developments are going on near Melawati...something need to be done

I went through the kemensah entrance. The site is very high up the hill and you will pass through embun along the way.

oh..I know..the road heading jeram/air terjun batu asah...my childhood playing are...so nostalgic ..but this road is too small to cater plenty of developments there..i believe the road will be widened right?

Not sure about the air terjun. The road has been widened because verge32 is located there also. If I'm not mistaken it is on jalan L5

As a buyer of a unit at Jia SDB, I recently visited the site with a friend who is experienced in construction. His observations are alarming and warrant immediate attention.

Key issues identified include:

Poor Workmanship: The construction work is being carried out by all bangla inexperienced workers, leading to noticeable flaws. There are visible cracks and patches, improperly cleaned drainage which could cause future issues, and substandard roofing likely to result in leaks once the warranty period expires.

Use of Low-Quality Materials: Materials being used do not meet required standards, compromising the overall quality and durability of the construction.

Lack of Supervision and Quality Control: There is a significant lack of oversight, as evidenced by the unchecked issues and the fact that the site supervisor also appears to be inexperienced.

It is imperative that immediate action is taken to investigate and rectify these issues before construction is completed.

For obvious reasons, I must remain anonymous, but I urge bring this issue to SDB this matter urgently. Homeowners are investing millions and deserve high-quality housing.
