What is landed DS price? Any discounts/freebies?

I'm interested in subsale of Ceria Residence landed. What attract me is the layout where there is guest room on ground floor and 4 rooms on first floor, all with own toilet. I have never seen the use of family area on first floor and Ceria's layout suit my preference.
Can anyone share the living environment in Ceria? Just read that security is very tight, which actually is a plus for me.
How is the built quality of the house? Any major leaking or things like termite issues?
And finally is the JMB doing a good job?
