Good day to all of you.

I am torn between a cluster 2A or a intermediate 22x75. For investment purpose. Really appreciate if I can get some opinions from all the TK and TKJ here. I would most probably go the sales office today to purchase the property.

Budget is below 1mil. I hv worked out d price diff for d two, which is abt rm140k, and rm600 diff for monthly installment. My concern is rental, am I right to say that it will b easier and faster to rent out a DSL?

I will pop 2A for specific reasons though 22x75 layout is better.  I am mobile. Can't type much. Discuss later.

My family bought 2 tenderfields last wk, one for our own stay and another for long term investment.

I'm just curious abt ur role and motive lurking in this forum since u r neither an agent, banker, investor nor EM hse owner. A savior? To save dumb ppl like me fr drowning in d sea of false info fed by those agents who pretended to b a genuine hse owner?

Guess u can save your breath in this case...

The truth is, I did get some helpful info fr this forum, which I really appreciated. And I'm not too naive to think tt there is no fake acc in any forum but so what? I'm an adult, I listen n I digest n process whatever info given to me b4 making my own decision.

Calling a sales personnel brainless made u looked really bad bcos even professionals such as accountants, lawyers and drs need to sell these days.

Accusation is bad too, imagine if someone accuses u for sabotaging EM as a hired gun fr a competitor project.

Relax man.. why so angry..  you are not an agent right.. the main anger comes from agents.. dun be so selective.. when I was attacked by guys like rabel...doomdoom ( clearly personal attacks amounted to defamation).. samkps.. robert82.. phrases like " we understand you do not have money .. etc..degrading remarks despite i was merely discussing facts" there was warning from MODS... there was neither there was you to stand up..correct or not.. you can pretend actually you did have knowkedge of it..

who got BS time to sabo.. EM so rich.. how hard to investigate.. cincai ask LYN oso all details given.. money maa.. they must be cracking their head if they tink I m paid to do it..

saviour is big words.. merely revealing the fake mask around and of course to consider the negative impact (which you dismiss as useless) before buying that all.. the final say still on you.. cannot be telling the world only good every project is.. got bad surely got mitigation.. if so good developers keep for themselves.. finish built double price only sell.. thou they are doing it now selling future price..

if the comments are useless can ignore maa.. btw are agents somewhat been potrayed? Ask yourself.. why agents are getting more than lawyers should be? 2% to 1%.. and sad part is still agents/bankers ask for discounts which is prohibited and unkawful..agents commissiin do not get discounted.. and some are asking 3%
*
I'm not an agent but happened to b the wife of a litigator. i don't know y u r so sore abt d agent commission. Everyone has his/her role in our society. If u think tt it is so easy to be a prop agent, u can always be one too smile.gif

CIMB approved BLR-2.5; HLB approved BLR-2.45. But the monthly loan repayment for CIMB is RM87 more than HLB. Can anyone figure why?

Loan tenure the same.

Only thing i can think of is the amount of MRTA to be paid which could be different between banks. MRTA amount is then added into your loan, resulting in the small differences of monthly payment
*
I hvnt gone into details yet. Also suspected it's MRTA, but d dif is v big, more than 30k for 30year smile.gif

Agreed. This should be the reason. Let me guess, your CIMB is with MRTA and HLB is without MRTA?  CIMB current package will only consider giving -2.50% if with MRTA.

Even if both with MRTA the premium charged could be diff due to diff assumption / input used in arriving the premium.

Both MRTA...

Hmm... hmm.gif same amount of MRTA coverage too for both loan?

Guess MRTA is d culprit, anyway, HLB has just revised to BLR-2.5, guess HLB offers a better deal as a whole.

Boss, Million dollar deal?

For me, interest rate is just part of the better deal but also services, conveniences, easy to find out solutions when there is a problem or difficulty to understand the monthly statement, letters and etc.

MRTA is my option whenever I took 70% loan and with lock in period of 3 years. I will buy at least half coverage and short tenure to avoid big premium.
*
Tqvm for all your sharings bosses out there. Will go home to study d 2 offers properly.. n yes it is more than 1mil.

And yes I do hv experience using HLB for its semi flexi loan. Really convenient.

Dear bear gor, I kind of understand ur anger towards property investors but I do rem that u were also kind enough to warn us that soon property bubble will burst. Since u don't invest in EM, why don't u just sit there n wait for d market to collapse n then laugh kuat-kuat?

Let me tell u my story as a EM investor. I'm currently living happily in Bkt Jelutong, it must b a non livable place to u since it is far away fr KLCC, peak or off peak. But I'm so happy here bcos it is a beautiful & peaceful township for my children to live in. I tell u, I personally think that 'seminyih' doesn't sounds glamorous or expensive, but Bear in mind I didn't buy EM bcos of semenyih, what I bought was EM, it's concept and the future township. And I'm looking forward to move fr my current place to b a genuine resident in this area once it is ready.

So bear gor, pls stop calling me a waterfish, that's very rude! U were not me, u don't know what's my lifestyle, what's my preference, what's my definition of 'jam' or 'far' n how often I go to KLCC, so stop trying to convince me or other ppl in this topic (who r majority EM owners) that EM is a bad investment. Bcos most of us hv weigh the risks and benefits upon signing the S&P. I follow this topic for its positive sharing n I think the discussion should remain beneficial to current EM owners or whoever considering buying EM in d future.

I'm sorry I got distracted for awhile. Yes I finally figured out d sum diff.. Altho both were -2.5, CIMB offered MLTA and HLB offered 2 options: with or without MRTA smile.gif
