Sam Kor, I agreed with you. The biggest problem for FnG for me is that some people might not want to pay security fees and the formed committee cannot do anything about it. Good thing is that, like you said if resident agreed to improve on certain things, it will be beneficial. Example like increasing the number of guards, access card, camera, have guard with dog patrol and etc, etc. I feel will have more control but again everyone has to participate and cooperate lo.... I 100% sure there will be people dont want to be involve or pay the fees 1. Like that sien lo...

FnG is just a selling point, basically developer doesn't commit to it. only parameter fencing and guard house will be provided after ccc. Boom gate usually is not allowed.

It is still possible to have boom gate or access card. See whether the developers will help or not. I've already emailed to SPS on this and they are looking into it. I can only hope they will help... if not, will hv to depends on the formed committee.

Jason koh, based on the booklet, precinct 1 will get 1 linear park. It will be inside the fencing if not mistaken. How beautiful will be not sure but the waterway that separate the precinct 1 from the commercial and high rise, they have started to plant trees. hope it will looks good.

If Ind title with F&G, DMC is the legal binded agreement to have it enforce since all owners have signed the DMC.

Part of the difference could be the maintenance within the perimeter where JMB take over the works for Strata title while Majlis Perbandaran takes over the rubbish works, etc.

Strata is more proper way for G&G while F&G is more to the decision of owners, voting in the JMB.

Yah, i remember the pic is pointing to the center and and near the pond. I don't have the booklet now also. Maybe I go back to check again but I am sure the linear park will be available within our compound smile.gif

Sam Kor, comparison for 22x75 price against semiD yes lo but hor, if corner lot they got big piece of land. They can do anything le... SemiD house big but land is small unless choose the corner lot smile.gif

Bro..  I used to ask this question before, DSL corner/end lot vs cluster semiD with same buildup, which one better buy. I think many forummer also mention semiD cluster, coz semiD cluster is in different precint and gives different "feel". Normally cluster semiD also have 10 feet of land at the side.

Although I am not a big fans for semiD cluster, but there are many people out there prefer cluster semiD over DSL corner/end lot.

So, with the same price tag, purchaser shall make consideration, based on personal preference.

Yup, some ppl prefer semiD coz different class. For me, I depends on my tailing and also cash tongue.gif. Anyway, like you said, is personal preference and me will choose more DSL with empty land over a semiD if the price the same smile.gif

Very true. I think the residents really waiting for something to happen. With the Ecohill-Lekas link this will definitely ease the traffic headache in jalan semenyih.

Actually quite suprise that till now it is still first drawdown only.... house completion only left 14 months+ only... but by looking at the progress pics, they seem to do more than what has been mention in the SnP. By right should ask bank to pay liao but still no.... so good SP Setia...
