QUOTE(sampool @ Jun 20 2014, 08:58 AM) bro, I want to say. . life is very bad. now in pj/damansara area prop already cost almost million whether condo/landed. it is beyond anyone who earn below nett 7k affordability. not sure what are you guys talking about, even at more than 10K net, i find it hard to buy a 1 million ringgit property. Currently I am sticking with a condo with 3 years of my gross salary, just trying not to overreach myself.

QUOTE(SamsengFan @ Jun 23 2014, 09:10 AM) Exactly, that's why I was so surprised when ppl toom USA as example, and how malaysia will follow their footstep, and how the high house price will crash etc etc. It's not going to happen here. Although stuff like what happened in 90s, which caused the BLR to soar as high as 12% might happen though. how many people you think can swallow the 12% BLR? Currently I am only using 22% of net, when BLR is 12%, I will have to fork 40% of net, assuming everything else is stays the same. Question is how bout people are currently utilizing up to 50, 60 % of net and hoping rental can cover their commitment. You think BLR increase, rental will increase as well

QUOTE(icemanfx @ Jun 25 2014, 02:50 AM) Most flippers like to brag about cocr and maximize number of units. To buy under construction unit with cash is very unlike flipper and hard to believe. That is only true if you havent max out your total borrowing. He probably has many other properties bought with loan, and still holding some.

QUOTE(leonhart88 @ Jul 5 2014, 10:17 AM) then, what's the difference with buying IPO stocks then? IPO stocks can earn you at least 10% for the first hour and liquid whereas you need to spend more time if you flip properties to lawyer, banker, etc. have you been around long enough to know that hot IPO is easily oversubscribed. Doesn't mean you subscribe for 1000 lot you will get 1000 lot. And not all IPO profit during opening, remember Astro UOA, eversendai though UOA has recovered a bit somehow This post has been edited by backspace66: Jul 5 2014, 12:04 PM

the only reason people would put money in singapore, is the attraction of their ever appreciating currency. People don't dump money in singapore for their interest rate, if you have been around long enough, sure you will know this
