Relatives in construction material business, developer cabut, contractor cabut, abandon project, never pay, bankrupt or not ? every month no business, shot lot, house, car, lorry no need installament ah ? actually the main reason he get bankrupt coz of property, he bought too many until tight up cash (mostly shop lot), he have same stupid believe like u all own property will never loss money, business no income, wanna sell off property cannot, as still hutang a lot, he also play around with figure using 10 cups 8 cover method, one collapsed all become domino.

I know many still hiding till now as never seem them ever since, heard cabut to Thailand/Indonesia, many still in bankruptcy stage now had to work for people..lol

No doubt in 97 crisis, there are some, I would said "greedy" people buying lots of properties n kena. But those are not that many actually which I mean kena the crisis n need to bankrupt n run road or jump.

majority of masses who buy properties now are working class n their purchase power are mostly determined by the banks whether to grant them loan or not based on their salaries. Unlike those greedy rich people who buy to the brink of what thry afford. These type of investors who dont have holding power, there are exist around us but not that many lor. Sorry that your relative is one of them. Bet today he has recovered.

I am not the luckiest person. I only invest in what I affordable. Salary cut till 50%, I have not heard any during that time. Mostly freeze increment n some minor cut up to 20%. My close buddy who is a lawyer in Danaharta also got lots of stories to tell during that 97-05 period during teh tarik every weekend. Where are these distress factories, land bank etc from those companies who needs to restructure etc etc...dont just I just read from news only hor...

Economy turn better people need cash for business, unless u r some prempuan simpanan for richman, no need to work (apart from spreading legs..lol), just like gold price actual high when economy not good, once economy recovered gold price drop, now people don't know what to do with money, just parked in property, later economy boom they need liquidity.

The priority for investor are profit margin, whether Bangalow, terrace house or condo, as long as they see the opportunity, they will buy, they can also sapu 10-20 units low cost to target the market like Dern aka ms shaq.
If u still can't make decision n keep waiting, I'm sure u will be like those DDD that waiting since many years n still get nothing till now.
if I were u to hope the price drop from 500k to 450k, I would rather buy somewhere else which selling 450k.

Seriously if massive price correction usually only apply to super condo or shoe box apartment. This category actually not belong to dddd that looking for purchase to own stay. Hence if really a massive price drop in the category it is either unsuitable or still unaffordable for them.

For something between 600-800k actually is the strongest segment and  won't easily affected by price correction. If yes may be maximum 20%
The rich now is banging in this category , young professional is buying this category for own stay..and most important this is the entry level for most medium class which consist of 70% of the market demand. If drop the first  one grab will be the rich investor which have a good network and cash standby. For dddd u might still shopping and when u intend to commit the unit already sold. I saw a lot in 2008-2009 when most of the ddd say the price will continue to drop while the rich already starting to grab. Those who wake up earlier still can catch in 2010-2012, in 2013 some of them unsuccessful buy before that already start panic and rush to buy in open market which already increase almost double compared with year 2008. Actually starting 2012 rich people already slow down the purchase but they still continue to bbbb when have a good launching. They not really afraid because most of them already sold some unit that bought in 2008 for a handsome profit or he can leveraging In case anything bad happen.
U can wait but I doubt in future whether u can get any decent 1000 sq ft below 600k..

If u already have property then no harm u can wait for price correction to buy more..even price won't drop u still holding something..
If u intend to buy your first house and hope for major correction i think u can forget it.
Either u pay current price or take the risk of price increase in future.

I believe there will be price correction but only apply to certain product and location.
Most important it is totally product that not suit for first time home buyer.

bearbear, there is too much uncertainty in investment. Timing the market is very difficult. Just like people time KLCI. They missed the boat for the past 2 years.

Especially you are buying for own stay. I always tell you buy a house which you and your wife like (not a price you like). You and your wife are living there, so a house you like makes both of you happy. If for investment, its another story.

If you wait for crash, the unit both of you like may not be available anymore. As long as you can afford, financially comfortable and don't over-stretched with monthly installment, go ahead to buy lah. Happiness is more important. You will never know what will happen in the future. The price may come down. But it may go up also, who knows ? Then it is even harder for you to buy your house which belongs to you and your wife
