I like this type of DDD post. Back up with own opinion instead of copy and paste. 

But it is similar to all arguments DDD brought up during the worse years in 2008, 2010. The economy is much more uncertain then compare to now. But it didnt crash. Now, the same argument for 2014. And market will continue to look fragile in the eyes of DDD. In 2016, 2018, economy will still give threats all over the world. You will never experience a phase when every country is smooth sailing all together.

So, i predict DDD will never buy because instead of facing the problem, they choose to time the market, which only god can do

I thought most of you guys had such discussions already. I will agree if people say culprits are the banks and China and once they stopped, things will follow pursuit. Now as banks are tightening loans and Chinamen are trying to transfer their wealth I might just see what will happen.

Construction costs rises due to demand and inflation, but varies when it comes to location and area built; and in contrary to common beliefs materials and workmanships costs weren't on par with the selling prices. 

Such excuses are usually given by developers and agents to scare you into buying, but having a contractor as a close friend and you will learn about 'costs'.

There's a fine line between DDD and the property demand starting to plateau. When the affordability decreases and sales start to slow down, it's doesn't mean the property will depreciate. DDD is about property prices making a U-turn. The way I see it, moving forward, property prices will not see any significant jump, not at least in the next few years. But we are still certainly very far from the day where property prices start to plunge.

yup, there are connection between slow down and affordability decrease and property price, if investors mostly like you in the market, then price can be maintained and slowly goes up, but if majority are made of weak investors (waiting for capital appreciation and sell off) then might be problem..)

property purchased before 2012 downwards with less than 350k to 400k should not have any problem, rental yields can still cover or slightly top up for loan installment and there are rooms for increment.. even older properties too have room for increment..

certain properties has price limit according to time, say service apartments are meant for poor, middle class, beyond these are rarely preferring to stay these property rather than investing..

i understand ur story, problem is, the bicycle example was due to genuine raw price material going up, here property price raw materials did go up but not to the current subsales market.. these are being speculated... you bought Oug parklane at 301k (reflective of the materials that time), after vp the price are selling at around average 420k, but raw material increase has no bearings on the property price you selling  right?

then, what's the difference with buying IPO stocks then? IPO stocks can earn you at least 10% for the first hour and liquid whereas you need to spend more time if you flip properties to lawyer, banker, etc.

IPO stocks back in the 90's, surely make money. Nowadays, it's not so easy anymore. Astro IPO is a good example, for so long it was under 3.00 before crossing that mark recently. And IPO also harder to strike/not guaranteed, unless you use a lot of names/cronies.

But nevertheless, still a good investment instrument. Quite a significant investment in shares too, as long as all well spread, then should be safe.
