Construction costs rises due to demand and inflation, but varies when it comes to location and area built; and in contrary to common beliefs materials and workmanships costs weren't on par with the selling prices. 

Such excuses are usually given by developers and agents to scare you into buying, but having a contractor as a close friend and you will learn about 'costs'.

There's a fine line between DDD and the property demand starting to plateau. When the affordability decreases and sales start to slow down, it's doesn't mean the property will depreciate. DDD is about property prices making a U-turn. The way I see it, moving forward, property prices will not see any significant jump, not at least in the next few years. But we are still certainly very far from the day where property prices start to plunge.

Just my 2 cents.

yup, there are connection between slow down and affordability decrease and property price, if investors mostly like you in the market, then price can be maintained and slowly goes up, but if majority are made of weak investors (waiting for capital appreciation and sell off) then might be problem..)

property purchased before 2012 downwards with less than 350k to 400k should not have any problem, rental yields can still cover or slightly top up for loan installment and there are rooms for increment.. even older properties too have room for increment..

certain properties has price limit according to time, say service apartments are meant for poor, middle class, beyond these are rarely preferring to stay these property rather than investing..
