For a 3 room unit, yeah around min 1000sft is a must but if you plan to get it in PH in the future, I think the price will not be less than 650K-680K depending on which floor.

What's your budget bro? Can try other cheaper places la like Kajang or Semenyih, now with LEKAS interchange very convenient ma to travel! icon_rolleyes.gif

Well, got think of. See how first. But same like u n bro longshot thoughts also, old dy that time no need big house. 2 person Susah to take care and clean up, should look for smaller instead. 1000-1200 sf would just nice.

Monthly instalment around RM2.5K for 90% loan.
Rental can get RM2.50psf? Around RM2,000 per month?
Maintenance around RM0.30psf is common. That's another RM240 per month.

Like that is Main Place 903sqf for RM518,000 a better buy?.
Price psf is cheaper, also near LRT Station and bigger unit.
Monthly instalment also slightly lower and no waiting period.
Problem is no carpark.

So which is better?

1) how much is the carpark rental in MP? Most tenants nowadays maybe insist on min 2 carparks
2) any downpayment rebate & freebies for MP or not?
3) MP to the nearest LRT station, got to walk about 3 min. The future high rise in PH to the LRT hub is nearer
4) MP has commercial lots below, future high rise in PH maybe does not have
5) the unit 518K for 903sft is at which floor? MP is located right next to LDP so for me, not good to stay because of pollution

biggrin.gif U also humble ma bro, can afford to buy EM cannot be kicimiau TKC la bro! I seriously cannot afford the EM props as beyond my kicimiau budget! sad.gif

The 20x70 DSL in SEH still OK but very near the main road linking to LEKAS that's why didnt buy.

Hope you don't mind but I'm trying to look at all angle and compare around. As any buyer would.
I'm not promoting MP nor do I have any units there.

But if the new project from SDP is going at RM700psf it makes little sense to buy either for flipping or rental.
Unless purely for one own stay, then it is ok.

If for sale once ready, Putra Residence and MP would have the upper hand as they have lower entry cost and allows for bigger build up with the same amount of money.
If for rental, there will be competition from these 2 projects. LRT is also within walking distance for these 2 projects.
MP has a mall below which is doing quite well. It may work to their advantage.
The price difference will allow you to purchase one parking lot at RM40,000.

Let not forget MCT Reo and The Square.

The project from SDP need to differentiate itself from all these project to remain attractive and justify the high asking price. The price difference is too big to ignore.

They SDP need to justify it. Like NB, they r justifying it with low density, large build up and located within TG (the environment).
Whether those points are enough, we will see at the launch.

Yes bro, I agree with your views. I think for the future phases, SDP may launch smaller units so that the price will be lower even though the psft is higher - this is the trend nowadays as many developers are launching smaller untis to make their prop more affordable.

SA told me since they have sold PR at 600psft+, they cannot go below this price for future launches in PH, so lets hope they give more freebies and rebates in this soft market to push sales thumbup.gif

PR construction is now above ground i.e. 2/3 floors. SDP now clearing the Brookes' condo area... maybe coming soon

On another note, anyone cosidering Olivina in Alam Impian by NazaTTDI (this will be closer to KU). Concept wise, quite good as some units have own private garden, lowrise and highrise block etc..

I was at the Sales Office on Saturday afternoon.
Soft launch is on 10th Oct.

Saw the plans and everything.
For the garden units, I don't like the one with the garden in front because after ur garden, it is a walkway for your neighbors. Basically, ppl can walk in front of your hse and look in to the living room.
No privacy but this is just me.

I prefer the one with side garden. The build up 1160sqf excluding the side garden.
However, I was told the garden u cannot plant anything. They just lay some plastic grass on it. doh.gif doh.gif
Price is close to 700k.
And don't be fool by the view of a lake next to block C.
I drove to the site and the lake is more like a Indah Water STP..... I think. Can't confirm.
This in on the low rise.

On the high rise, all are 850sqf and 950sqf.
Pretty standard stuff. Nothing out of the ordinary.

Overall, there are 3 blocks, low rise is L shape and high rise is I shape, all 3 blocks arrange in a triangle form.
Don't quite like it as the SA cannot tell me what they are going to put in the center.
