Need to see design, layout, freebies and which best fit my long term plan.
Looking for something that can rent out for a few years and has good capital appreciation.

No bro, I didnt buy PR but planning to get a high rise in PH since I'm familiar with this area.

With LRT hub so nearby in PH, I think this will be a strong factor to get good rental.

Tentative date is Oct 2015 but as usual, it may be postponed. The latest I heard is SDP is launching North Brookes condo in The Glades nxt mnth, so looks like the SOHO/service apmnt in PH will be postponed? hmm.gif

Yes bro, since 2006.

NB I heard will be priced from 800sft onwards and the size is min 1200sft so out of my budget! sad.gif I think SDP should either reduce the psft price or the size la to make it more affordable!

The land they own is how much only those days? Super cheap. The only cost is material and labour cost increase.

SDP is a GLC that got KPI to meet ma bro, so got to maximize profit lo! biggrin.gif The fact is TG will be their only G&G prop iin PH, so it is understandable for them to charge premium prices.

Ultimately, it is up to us whether to buy or not, they have strong holding power & they will not reduce their prices even though their TG props cant sell. However, they will give a bit of rebate & freebies la like subsidizing the mainteance fees to push sales.

800psft is really too much, so I am aiming at their SOHO/apmt near the LRT hub instead icon_rolleyes.gif

Just called them.
2 block, 6 storey high.72 units
1 block has 8 units per flr. Min size 1200sqf. Min. Price Rm950,000. Estimated
Another block has 4 units per floor. Min size 1600sqf. Price Rn1.3m estimated

I ask the SA, with that kind of price, I might as well buy landed inside the Glades. The Mews still available at Rm1.4m with 3000sqf build up.

With only 72 units, I guess they have to price it high to recoup the profits? hmm.gif

That is why their Type B superlink difficult to sell, the price is near the prices for their semi D- I guess ppl just top up another 400K-500K and buy semi D instead.

Been staying in PH since 2002.
Pioneer batch.
I watch all the launches in PH and The Glades is by far the most crazy price by SDP.

Now I worry that the project next to the LRT hub may fall under the same crazy pricing.

I did enquiry on SJ7 project oso by SDP and the pricing is estimated at Rm750psf. It is a Transit Oriented Development or something like that. Same as the one next to the LRT hub in PH.

If have budget around Rm450k, can oni buy 600sqf size unit. Very likely a 1 BR unit oni. sad.gif

No choice lo bro, prop prices in PH have gone up a lot with the LRT coming soon & the TTSS Chinese school in operation in PH.

I think the SJU7 TOD project will be priced higher than PH's TOD project. As PR already priced at 600psft, definitely SDP have to price the TOD project in PH higher ie around 700psft.

U r going to buy for investment right? If the ROI is good then OK la as this will be the future trend where most youngsters will be staying in high rise small units as they cannot afford landed props! blink.gif

Bro, the maintenance fees depends on the b/up ma, if the bungalow built up is say 6000sft of course the fee will be high. Nt sure how much psft the fees but I was told it's at market rate but due to the big b/up, the fees are expensive.
