Got GST. For those who want to sell it out later it might need to bare the 6% or share sahre with the buyer. simedarby staff told that they are trying to convert it into resudential. but i doubt that is possible. or any sucessful case so far?

off topic. Would you guys opt for Islamic home loan or the conventional type?
The MBB consultant kept promoting and suggesting me to take up Islamic , due to there is no restriction in selling or refinancing of the property and Nil Exit penalty and nil lock in period and rate capped at ceiling rate of 10.85%. reading from the net is not helping much. other bankers don't even suggest to take Islamic. Need advise!!

no much difference actually, extra is u save 50% fee on stamping duty

my own opinion, lslamic calculation is a bit not transparent. But overall, pros is more than cons and we are living in a country that promote islamic product. Should be fine to go for it.

As they are trying to convert it into a residential title, all we can do is wait and hope.
Meanwhile, two further condo development wud take place around PH. this would undoubtedly boost PResidence's price.

Btw..i was told Marvelane's development would kinda surround the lake smile.gif

If you plan to sell PR within 5 years and dont plan to pay RPGT then go for Islamic loan since there's no lock in period.

Yes I'm sure because there is no lock in period for Islamic loans, except for 1 from one of the banks.

Your info on Marvelane Homes is correct boss. Any idea on the location of the 2 condos? What I heard is one of it is a TOD near the LRT hub, the other one is the service apartment opposite Giant.

One of them is near the transit hub. I can't really recall the other. Have to look at the layout haha rclxms.gif

Yes boss, if you look at The Glades' brochure there is an artist's impression of PH's TOD. This new condo is located next to the proposed mosque. I presume there will be a bridge linking the condo to the LRT hub in the future?

Prasarana I think will announce a JV partner for the TOD, just like their announcement on the JV for their Dang Wangi & other LRT stations.
