Hi all,

I am thinking of buying a non-bumi unit at Sri Penara for own stay.
Basically, I am looking for somewhere that is near to the LRT and below RM 200k.
What do you think of this place for own stay?
I am not too familiar with the places in KL and so, is not sure if the place has high-crime rate or has a lot of foreigners or has any other issues.
Would appreciate any insights from anyone.

The location is good and near to city area. But the condo itself cant comment much as I don't know.

Well, the number of lease year left is a huge factor.

very convenient to stay. sibeh near kl city, midvalley.
makan cina food no problem. play play place also manyak.
got lrt, ktm. shop mostly sibeh ong. sibeh good choice. just whack it.
only jialat many cars park beside the road.

A search on Google says that the leasehold will expire in 2098. That is good right? Sorry, first time buyer here.

Yeah, when I went there for a viewing, I had a shock when I saw the number of cars there. But it won't be an issue for me since I don't drive.

To be honest, the sheer number of cars and people living there scares me a little (single lady), so I'm a little hesitant of buying there. But I like the location (walking distance to LRT) and the price is okay for a place that is near to the LRT.

Does anyone know if the area is a crime hotspot? Or if there is a way that I can check?

If above 80 or 85 is still good. Below 80 then need to depends whether you buying for long term or short term. After 10 or 15 years, you will find it rather difficult to sell out.

You can check with shop owners around there to find out. Even police do not have the correct stats because a lot people don't bother to report to police.

this area along the way from lrt to paparich there...should be ok gua.. consider not so dodging and near main road. got big mosque and school beside.. should be quite safe. can't said it totally safe. but compare to those PJ areas sibeh jialat many crime hotspot.

Own stay better buy with good security a bit. Penara is just too massive. Majority are none Chinese (Sorry i am not racist).

I guess it should still be okay to walk under the canopy right? At least, not walking on the roadside where it's easier to fall victim to snatch thieves.

Do you know if there are sufficient lighting along the road at night? I didn't pay attention to that detail, will just have to go back and see.

Yeah, I agree, it is massive! But is it unsafe?
It is for own stay but I plan to rent out the other 1 or 2 rooms. Don't really want to buy an expensive place.

Just think of it. Staying with people who bought this house RM100k last time. Imagine it. Then you'll realise that you should be very scared.

If you don't believe cheap apartment problem, then you mai buy low.

This is not look down. This is the truth. Nothing but the truth.

As I said, RM300k apartment and below cannot buy one. RM300k apartment means its RM150k last time and you can imagine all the facility is non-existant and dirty.

But I think criminal will be low because no one want to rob RM300k (last time RM150k) apartment.

yes low income people doesnt mean there are bad. They are just too kind and let rich people to take advantage.

You have to be clear on that.

My friend bought an RM 90k apartment in Puchong 7 years ago. Now it's selling for at least RM 280k.
The facilities there are adequate and in good condition.

But thanks for the reminder, I will keep an eye out for the facilities. My first impression was still okay, no overgrown grass, staircase and corridor in the block I was visiting was surprising clean.

BTW, what kind of cheap apartment problem should I be on the look out for? Again, I feel the need to stress that I'm a first time buyer.

Consider cemara opposite penara, need to top up a little, better environment, safer, closer to LRT, easy to lease out...

Penara is Low Cost. is there any income restriction to buy? $200k for low cost is too much. the size is 650sq ft.

Yes why dont consider Cemara, Cengal, Lumayan etc

I have considered Cemara / Cengal / Lumaya but they are all more than RM300k. With my current monthly commitments, it is a bit too tight.

The unit I'm looking at Penara is about RM170k.

Penara 170k? Omg its double last year price..

Eventho within ur budget but i think this is too expensive for lowcost flat.

But I see rent listings for Sri Penara that goes up to RM1000 for semi-furnished, and RM750 for non-furnished.

Cemara currently price is 300-320k .. I take one it last year already -290k

If you are a single lady and staying alone, i suggest you to consider Cemara or Putera Suria which is slightly expensive but better security, btw you may a bit tight now but salary will increase year by year

Sri Penara majority is Malay, but if you really wanna own an unit there you can consider Block C, more Chinese.
But Car Park problem really make ppls frustrated vmad.gif

And better check the bank value first before you pay deposit as i know the bank value over there is abt $90k (last year) so asking price of $170k is expensive i think, but Non-Bumi-Lot is a bit difficult to find in that Apartment.
