I think using nominee account to do something is just waste of time. I would think, this for backup purpose is ok.

It is very hard to get nominee account income justification if it is none employment or self employ.

Roppongi project change already to Edusphere by HCK group? No more Roppongi climate controlled environment concept.

Anyway, update from site can see the structure for CUCMS already. Should be expected to be ready by year end.

Don't know about the overall progress or whatevers happened to the project, but the medical university is slated to move in by Q1 2018.

It's not a new one, just Cyberjaya University College of Medical Sciences moving into their new campus.

There is 1 Dualkey type able to partition another room at living hall, become 3 room in total.

Let say each room put 2 beds, and each bed rent for RM400, total can get RM2,400 which allow owner to achieve cash flow.

A simple search in mudah for cyberia which is the closest apartment with mmu will give u rm400/room on average. Not per head.

But the number of students can feed those units or not. More over this university also isn't really well known in Malaysia. Many international students would opt for MMU in terms of medical courses and living costs in Bukit Jalil/Sri petaling there also cheaper.

Expected can feed in 10,000 student in future (currently 3,500 student old campus). Because of it previous campus cannot feed in too many students, so no do ads. Moreover, it tuition fees quite affordable la.

Not surprised if they can be upgraded to university status in coming years given their courses increment. Presumably students of medical and healthcare fields should have a certain level of discipline.

The developer has built the large campus on the developer's land and then leased out to CUCMS on long term basis. CUCMS will have no hostel for students within. The campus will be targeted for opening in April 2018, at least three years ahead of the completion of the condos. As part of this "smart" partnership, many people believed that CUCMS will provide adequate number of students for accommodation in the developer's 24 months ready tenant units.

Covington Suites: 176 units, all units contracted with property manager
Foster Suites: 176 units, all units contracted with property manager
Northwood Suites: 448 units, only units at Level 8 to 17 contracted with property manager

Sizes are: 450 SF and 790 SF Dual-Key.

So the sizes are much smaller, pricing quantum is lower/affordable, hence presumably risk of coverage from instalment is lower. The sizes are also most suitable for student accommodation, notwithstanding the furnitures being offered.

It is also noted that the number of units contracted with property manager is also not as much as earlier thought. This will be less competition for such student accommodation and its presumably lesser burden on the developer side to provide the required returns.

Hi Birdler, is you package which include 15% rebate included GGR? The agebt i deal (not proffesional at all) told me that for GGR package only 7% rebate. Need to pay 3% down payment. Besides that, owner will not get 4 months of rental. This 4 months of rental is used to furnish your unit....

Is this a standard package for GGR for Edusphere?

You do this... you search for location surrounding secondary market property of the same size and similar offering. Then you compare the price.

Usually GRR the developer sells to you more expensive.

Then the premium you pay is used as GRR to give back to you. They can say oh we GRR 2+2 years. Then they may or may not have some exit clause if shit hits the fan.

Please note that this is GRR in GENERAL and may not apply to Edusphere.

So, is Edusphere worth to invest?
I heard buyer can appoint a management company and sign an Tenancy Agreement with Management Company (MC) and the MC will pay the landlord the monthly rental, then the MC will find the Tenant to rent the unit, is this how the market over there run for? As I am not staying Selangor, so i not sure how it works. Thanks 1st.

I have been approached to this project and am doubt of whether is it worth / safe to invest a unit, as I am not Selangor ppl and i not sure how is the development and the market over there.

The Agent told me that its very potential project which is very close to MMU & CUCMS and they target on the student / lecturer / working ppl of MMU & CUCMS.

May i know how is the development of Cyberjaya city for this passed few years. Again, is it worth / potential to invest a unit there?

Hopefully someone can give some valuable advise and opinion.

There r more than enough accommodation currently in cyberjaya. I'm not sure how this will do when it's ready as the only advantage it it's the nearest accommodation to cucms (anyway they r now known as university of cyberjaya.

As for mmu, there's more than enough accommodation already catering for them as many condos already near mmu such s cyberia, the arc, pangeaea, Mutiara ville....

for gods shake, if you are not familiar with a project or an area, please make a trip here and see for yourself. Nothing beat your own eyes but relying on agents feedbacks and etc.....unless the cost of purchase such unit is just as simple as you break one of your few piggy banks and pay in full.

This project has 20 years agreement with the CUCMS to accomodate all the students. Now the students still staying near the old campus condos. When the project complete, all of the students will be moving to this new project as their new hostel. Just next to the campus. 1st & 2nd year student will be compulsory to stay in the hostel. The cost per head now is RM450.00 It may increase in a few years time. The accomodation fee already include in the university fee annually. Including 6 mnths deposite. So who said this will be a failure project?

I have bought a properties where right beside supposed to be a Mydin Mall - but 3 years ready, habuk pun takda....... NSK also suppose to be built in cyberjaya, i ahve been hearing for so many years--- not even a brick has been moved.

So, please provide proof - just painting KFC and MCD symbol on your fence doesnt count.

If you can provide proof, then i am interested to consider investing.

MCD Prima drive thru is demn crowded. So this is better choice.
KFC dont have drive thru yet.

It just happen in cyber with 3 starbuck, 2 oldtown, few tealive within 5km. Franchise outlet do have this guideline on distance between, wonder how it makes so.

Yup that's right. In fact last time we have the 4th at Petronas besid elim Kok wing, but that is now tealive already.

Tealive we have like 6 outlets in cyberjaya. Lol. How does that make sense? I also don't know.

But yeah at least KFC is in the news before and confirmed opening here. Mcd we just have to wait for it to open la. But I'm sure it will happen la, construction almost completed.

Because HOC will end on 31 December 2021 (unless another extension announce last minute), so need to sign your SnP within this week to entitle for HOC stamp duty waiver. Pro is you save the stamp duty, con is if you don't want to buy the property after signing SnP, need to pay penalty to developer, on top of burning your booking fee.

The car queue at edusphere always long, and the bad layout of the mcd entrance/parking make it worse to dine in at mcd.

just get inform from the developer, vp by this end of month... and their able to get another EOT to cover their late completion..
