Depends how you define good location. And for 800psft, what is provided? Totally no details and whatsoever package info, very difficult to judge.

Sound like the developer is testing the market. If response is overwhelming, price will be 800 range else sub 800.

Given number of developments in jalan ipoh, not all will be successful.

But for me 800psf still reasonable for small unit

Btw I think still have numerous ppls felt that the price is worth for this kind of size in this location.....

From developer or agent point of view; 800 psf is too low, should priced for 3 years time if not already.

But I believe will still like selling vege if 800psf for 5xxsf unit ....

Safety wise, I think this site is okie....

The traffic is a bit cranky. There are two schools there. SMK Jalan Ipoh is about 50 meter apart and also the popular Chung Hwa Private School located diagonally opposite. Traffic can be daunting at peak hours.

If I were into this project, I need to make sure the traffic is okie for me to go through day in day out. Or at least how could I maneuver it by avoiding such hours?

Anyway, 800 PSF with scanty details is not captivating at the moment... Feed me more info...

I am not 100% sure... Some say opposite a Maple/SangSuria....

Going there is easier. If from site Goto Jalan Duta, one need to do a U turn....this can be challenging.

If 800psf better buy sentul ytl project or further inside uoa and other developer.

I'm born and raised in Jalan Ipoh. Compared to all the current ongoing property along Jalan Ipoh this is the nearest to the city. Jalan Ipoh is very long. Some say Jalan Ipoh but already at Kepong/ Selayang side.

8xxsf 2 rooms unit selling RM5xxk is reasonable.....

at 750psf, wouldn't it be better to buy lakeville or ecosky instead?

boss, even Lakeville and ecosky have bigger land but the density still very far higher than Pano, don't u think Pano is the batter choise?? Entry price for Pano, studio (ecosky and Lakeville no studio) much lower price compare with that 2 project

boss, in terms of psf, pano is higher than the 2 quoted projects and also higher than its neighbours eg maple, sang suria, rivercity, etc.

in terms of density, i think this contains 300+ units over 1.xx acre? to me, this is much denser than the other 2 quoted projects as well.

the good thing going for it is its lower absolute price because of smaller sized units.
