Since semenyih would be quite remote and Eco Hill already having their own club house, i guess the only users would be....EM owners.

If this place doesn't have enough mass from EM people to pay for the facility usage, does it mean that the center will be closed or badly maintained?

Unlike other development which the club facility is part of strata or monthly maintenance fee, this one might see deterioration without enough fund to sustain itself.

** I was quite surprise too why EM does not include the clubhouse in the management fees. Although they might say is to save monthly maintenance fee, but in a long run, it might be like what you said.

The only way is to have a quality / competitive rates clubhouse whereby all the residents are the members of the clubhouse.

Anyhow, I wish they have infinity pool, mini bowling alley, library, SPA centre,mini cinema, equipped gym centre with a nice clubhouse restaurant.

I presume we need to understand that not all people will be using the club house facilities. Some maybe only using once a week though.

Therefore, I am quite supportive on the "pay to use" concept. More importantly, I presume they will make such facility to the public.

Remember in Semenyih not only have EM and Ecohill. We have others residents nearby as well. Pelangi Semenyih, Pelangi Semenyih 2, Bandar Tasik Kesuma, Bandar Rinching, even the residents from Semenyih town itself, also can access to this facility, which I presume they don't have any such facility yet.

Pelangi Semenyih has their own club house already, no reason to come over unless they like new facilities.

I wonder if EW direction is to have future township or precincts without resident exclusive clubhouses. Even Eco Botanic has their own exclusive ones and it was a "mistake"? What would EW say in the future if their next project eg Eco Sanctuary would still have resident exclusive clubhouse? Eco Majestic ppl different class and presume not affordable to pay for their own exclusive clubhouse maintenance fee?

Pelangi Semenyih 2, bandar tasik kesuma or even bandar rinching also don't have club house yet, no? If not mistaken, the newly built Semenyih Parkland which is about 3km away from EM also don't have club house either.

There is no mistake to have a club house, either don't have a club house. Overall it still only a facility and I am pretty sure not everyone is using the facility. It's all up to individual preference whether they really need a clubhouse. By having a separate club house / sports center, it gives us flexibility to choose whether want to use such facility. If we are not using it, why need to be "forced" to share the maintenance fees instead?

Can you enlighten the facility available in Pelangi Semenyih club house, payment, membership etc?

Lol, it's different concept I presume. One of the most crucial selling points for Diamond city is its clubhouse, as no significant infra is being built.

By the way, from your perception, to maintain the club house facilities in Diamond City, what's the appropriate maintenance fees should be collected?
