I believe will be hard to get RM3k rent in this area. Now ppl have a lot of choices. I'm sorry for the house buyer that still wish to use rental to cover installment like old time. Fact is the house price was inflated very much in last few years but the rental cannot keep up the pace.

Perhaps you can get around RM2.5k for fully furnished unit.
