Year 2015 is foreseen to be a lackluster year for the property sector.

If the developer delay handing over is a good thing for the buyer.

What do you think?

Don't have the copy of the S&P with me at the moment but perhaps those of you in the know can share what are the purchasers' remedies in the event of a delay in handover? Can purchasers claim on any late delivery penalty? Thanks.

That goes without saying.

The purchaser definitely has the right for a claim if the project gets delay.

Otherwise, the developer will take their own sweet time to complete the project.

i'm kinda lost track, when is the supposed handover? if i remember correctly that's roughly 36 months from April 2012

For this project, it's 42 months which is by end of 2015. Hence, exactly 1 year from now.

So far the developer has been paying the monthly DIBS...any delay is also to their disadvantage...

When will phase 2 be launch?

I think PYS starting to develop SP4 with Mayland in Jalan Kuching la.
Passed by SP3, the squatters is being fence up partially.

As a buyer for this condo, i have no choice but to only take note and probably top up my insurance for the worst as mentioned by you. As far as the procedure and feasibility to tackle hillside construction, their project team have their solution and methodology of leveraging the critical issue. There for as a buyer and S&P signed we are deemed to accept their proposals and measures to complete the said. To even to commence the project there is a lot of approvals and professional body investigation studies who involve for the authority approvals. If there is such critical situation time and time again...i don't think the authority will even allow the project to go on, so is the established developer for their future reputation and other development to be jeopardise.

You are not pouring cold water here..it is already 90 over percent sold unless you want to get sub sales. As a buyer we from day 1 we have deemed to accept whatever comes or complain later if otherwise but for now we are bind to it.

As for your worries on life danger, i don't think this is the right place for you to bring up the matter. Most here are buyers and we can't do anything about it but just wait and see. I don't think we would even want to stop the works since we are committed. You should channel to the right people, ex: authority, house commission board , developer or etc.

No worries, i think if such is the situation it is not only you praying...most here will pray with you though and if it happens the whole world will pray with us.

Just my 2 cents thought

D Foresta is not the only hillside development in the country, definitely not the first nor the last one.

The most hillside developments in the country are concentrated in Penang Island, especially the Paya Terubong, to Balik Pulau, from Bukit Gambir, Bukit Jambul till along Yap Chor Ee Road, Setia Pearl Island in the South, or in the North coastal area, such as Tangjong Bungah, Batu Feringgi, Teluk Bahang, Mount Erskine sides are all flooded with high rise hillside developments. Some of the developments are 30 years old low cost flats @ hillside and they are still standing strong despite they were built using technology back in 1970s. On your next trip to Penang, please make an island tour to these places to have a look.

We acknowledge the freedom of speech in this forum, however, we appreciate those who bash this project, please substantiate your point with constructive and professional justifications. By throwing 1 sentence like " dangerous project, will collaspe anytime" are unjustifiable, more on the personal feeling than facts. It doesn't do any good or contribute to new knowledge which could be learnt by other forumers here.

This is already the version 2 of Dsara Foresta, and the landslide issue have been debated > 100 times. Don't u think we shall move on?
