Vivamall after the huha redevelopment, themed as a home furnishing mall, has a hotel n MBO cinema n quite nearby miharja LRT station is probably 50% occupied only n tenants moving out....u can blame it on the ue3 curse but fact is still fact

Cheras sentral mall also has TGV but not showing strong signs of making it after opening...u can blame it on the Phoenix plaza curse but fact is still fact

The big Giant before you city is a fairly quiet Giant

Only leisure mall is doing good and at certain time during weekend, the carpark is full and they block cars from going in

Further down, the Aeon Cheras Selatan is also doing not bad

Can you city mall and ekocheras mall make it with the MRT connection?

If u are going to manage ekocheras mall, what would u do to make it successful?

The above question strike me when I visited jaya shopping centre today, one month after it's opening, a place with lots of old memory

It was announced before opening that it has 80% tenancy with 30% old tenants n 70% new ones

To my surprise, so many empty lots, the higher floors is like totally empty n no sign on the individual unit wall board indicating the name of the future tenant

Then I heard someone asking a restaurant operator:

Why u open so early, mall still quiet

Management force us to open fast. Told us 50% will open in first month

But now how many % now

Seems like only 30%, the management could have lied to us

Then after leaving and within few hundred meters, I stare at the new Centerstage retail plaza with a big banner saying opening in June 2014

WHAT HAVE U TO SAY??

I think kl folks have own favorite mall to go in their heart already.

Regardless how far the distance, they will still prefer hanging out there.

At least i am, even though cheras central more near to my staying area, yet i still prefer go midvalley.

Dont you think so?

I think % of successful mall is small maybe less than 20%. There are many dead mall around ..

Me also cheras lang. Have always been to Leisure Mall for more than 20 years since I was a kid and still is one of my favourite malls. Hence why I bought ekocheras smile.gif

i foreseen ekojiulai, laisue mall, connaught and cheras sentral will become new commercial hub in cheras to bring wang the area nearby.

MRT 2 will have a separate station at taman segar n then integrate with MRT 1 at Cheras sentral

Wonder where is the site? Taman segar will have 2 MRT station nearby, wow, same selling point like sunway velocity!!

cheras sentral sibeh hard.... such a roller coster road. and the mall is up hill some more...very no good. if downhill macam valley like or flat land... masih ok.
now have to see if ada cinema and mrt ready see ada change boh.

never see a good mall build at the hill. qi cannot go up. only go down. if they change this mall become temple better... release qi to surrounding. sure will be 1 sibeh ong temple.

Agree with roller coster road to the Cheras Sentral Mall.
I had a few occasions feeling head spinning upon reaching the car park area of the ex-Phoenix mall. rclxub.gif
What I did later was to park at the shoplot area behind and walked into the mall.

There will be a future development project integrated with the station... rclxms.gif

Those apartments nearby will have good rental yield when MRT complete...worth to research on subsale. But the HTC will be running just in front at the slope of the forest reserve

Can see the actual site for the prose carpark n food stall

Strange that Maryland not cashing out to fund the mall and the silka hotel?

Within the 500m radius, the forest may need to be cleared a bit to build the MRT railway and perhaps the station too.
Anyone knows the future development project name?
Another MRT proprerty leh....

The MRT track looks like will cut through many developed area, possibly compulsory acquisition need to be carried out, this may upset many people

But looking at the future taman midah station, it is so damn close to that row of shops with maybank at the last corner

Unable to get any information from other map as well pertaining the future development. Land owner strikes jackpot, just like SunVelo and EkoCheras, suddenly there is MRT station there

If we are to walk from EKC to Segar station(if location is confirmed), we first need to cross Jln Cheras, then to the opposite parking place and plus another 500m to reach the red dot. A bit sweating leh under hot sun.

Bro- I would prefer to take Mrt 1 to Xchange Mrt 2 either at Cheras Sentral or at Maluri.. Not sure how the charges is..

It is not a bad news to me, that anchor tenants as listed above, not going to Velo.
They may choose a hotter place like TRX, or perhaps relatively lower rental like EKC, U city (using the current psf to deduce similarity of rental).

The road will be closed for EKC construction.
From the ending date, looks like they are confident to reopen by end of 2017.

The slope of the convent/church has been korek-ed to make border of EkoHotel.
This should be the site of EkoHotel if not mistaken (allow me to call it this name).

The BlkJ basement has been flatten by filling some soil.
Perhaps the soil is taken from the slope of the convent/church.
Is the depth deep enough for basement 3?

Just to share my dissapointment with fellow buyers, I got my s&p duplicate copies few days ago via courier service. I didnt go thru it upon received the document. To my surprise when I read it this morning. It got so many mistakes, 1st the sellibg price if the unit was not correct, 2nd the extra carpark that I purchase was not included. 3rd the stamped date was april 2014 (I signed middle of december 2013).
So I called the law firm, got thru only after many calls. Then asked to speak to susana, but she is too busy to answer my call. Askes to leave my contact and wait for her to call back. No call so far.
Called to Ekovest office, they immediately apologised on behalf of BAD law firm they engaged. (His exact words) and told me their manager will call me back. Same, no call thus far.
Some of u are more aggressive and call them to get the s@p sooner. I belonged to the less aggresive group because I see no urgency to get that sooner. But I think they took my patience and trust for granted. Not intend to finger pointing anyone. Just Really dissapointed with the mediocre service and lackadaisical attitudes of both party. I just hope they can work in a more proffesional way to get things done.
Still waiting for their call and will uodate u guys about the progress. Ps. Do read your copy of snp.

Bro, u didn't check the selling price when signing?

For the extra carpark, would u not prefer to sign a separate S&P as accessory parcel. In that case, it is not attached to the unit and you can transact in future separately without selling your unit

Lets give them sometimes. Price was correct when signing the snp. That was before I got the offer of the extra carpark. I think they got confuse abt the combined price.
No, cant do it seprately. I signed an addendum 9r something, so the final snp will include both. That was what I have been told.

bro- I faced the same problem for the spa date. I signed in Dec and the spa dated Apr. I did ask them buy they told me due to the signing director was out of office.
Nothing much I can do as the spa is stamped other than made a complaint.

My unit comes with 2 parkings and the spa is stated only one number. I think it is because front n rear parking.

Soho 762sft only comes with 1 parking bay. But I thought ALL the parking bay were sold out when I bought my unit in November.

My was not a tandem carpark, and I got to buy the extra because someone loan got rejected. In the snp that I signed seperately had 2 carpark numbers, but the one that I finally received had only one.
The price of my unit in the snp I received is cheaper than what it shud be. I dont mind that of they agree that shud be the price.

Someone who book a unit plus the extra carpark.
It depends, if u book the unit and extra car park before signing snp, u can apply loan for both.
I bought the dropped out carpark lot after I signed snp, so need to pay cash, in schedule.

Actually is weird cp lot not in the spa. If any dispute finally it will be based on spa.
Developer might change the layout of cp anytime from now or relocating your cp different as what they put on the wall or the pictures you had taken.

I had never come across spa doesn't come w cp lot location.

Thanks tbk gor for the reminder. I signed a supplementary agreement few months after the unit snp. Shud I insist that it was included in? I was told complementary one sufficed.

The pic was taken yesterday from Tesco midah
From the construction, it is confirmed that the mrt railway be built and traveling under mrr2 highway.
(This implied the rail will be a bit curve in towards BlkE as seen from the model)
The blue rack gives a feel of the height of a mrt train.

Ya.. I booked it at their soft soft soft launch. But I feel that the price went up too fast, May not be a good thing to the project.

Bro, Ekovideo already showed the covered linked bridge to MRT n Uturn flyover. If Aircond in the linked bridge then would be additional selling point.
Just not sure who would bear the maintenance and electricity charges for the air cond..... ?

For me, my main reason is to ensure the stamp date be done on 2013 as I applied DIBS.
Understand that LO is sufficient to justify DIBS validity but I preferred to get one more step safer via SnP.

Another bonus is a slight earlier date to get pass 5 years.
Perhaps earlier LAD advantage?

There is no way developer will sell the bumi units lower than earlier non bumi price becoz of the time and cost incurred to get release and after the approval of release, there is a need to pay contribution. Without the approval for release, can sell to non bumi but must pay penalty (that is both contribution PLUS penalty)

The safest option is still Serviced Residence. Reception of SOHO is still at growing stage as it could be a double edge sword hmm.gif

The land of Pandan Lake Club is under MPAJ, so it is Selangor address and cukai pintu hike not affected like those in KL. (vs EKC under DBKL)
But nearby houses are LH leh... so is this a LH project too?
How far will it be from MRT 2?

Back to BlkE, l found there is type E2 located at low floor. One unit is still available as of two days ago. (Other units are bumi units).
Layout not found in brochure.
Is this type having 2r2b like those C or D types?
If this unit has 2r2b, then it will be a selling point.

Block J & H will apply 2 d younger crowd due to duplex concept. Block E will appeal to d older group as it is only one level. So no need to climb staircase.

The One South Flexus Duplex SOHO better, they have a door at the lower level as well as the upper level...both levels have a bathroom...SA even boast can close off the staircase n rent out to 2 separate tenants to enhance rental income

BTW, CMW boss, you already confirmed the upstairs existed and can access thru lifts?

Personally I didn't like the layout of Blk E. Largest unit only with 2BR n only with 1 layout , the choice is too limited.

If u are a member of the JMB, will u control the number of access card for each unit of SOHO?

If u are using the SOHO as office with 5 people, 2 upstairs and 3 downstairs and the JMB says per unit only allow 3 access card, how?

I think if soho is meant to be business n residential 2 in 1 use, then we have to cater for the business as well. We should provide each legitimate user of the building the access card.

Even for just residential, who say I can't have more than 3 people living in a unit?

So I think access card can't be limited, unlike hotel we just stay for a few days so we can tolerate n work around it. But for long term no way.

We can't use the formula for car park to apply on residence. There is only 1-2 car park bay, even if I give you more cards you can't use it. So it works by limiting the access cards for cars.

What did HDA said about the maximum number of residence allowed per unit?

Yesterday, when l passed by Jln Cheras during day time, l saw the slope next to BlkE being korek-ed. More yellowish edge revealed.
Also, the car dealer building next to BlkE has put up it's logo.. something like Cahaya Bumi if l recalled correctly..

According to agent for Soho Duplex 762 sqft left only few units. At level 26 lowest price is around 603k
The units pricing around 603k to 640k for the SoHo
No discount no rebate
It is about 791psf to 840psf! Geng!

As I randomly pulled the low floor SOHO price for block comparison, here is what I get...

SOHO - 762 sf
H-3-3 J-3-3 Diff
535xxx 493xxx 8.4%

In a way, the same comparison can be performed for your unit with BlkH...

However, l managed to compare Type A4 units
1) H-21-03 RM591,400 (Non bumi unit)
2) J-21-03 RM546,490 (Non bumi unit)
3) H-21-17 RM588,400 (Bumi unit)

Difference of the two non bumi units is ~8.2%.

Errr... 36th floor of BlkE is about 18th or 19th floor of BlkH(duplex)...
I think 20th floor onwards of BlkH are not affected.
For those mid BlkH's floors below 18th, in my opinion, those that are closest to the hotel should see KLCC view (as they are away from BlkE). smile.gif

Only the price of BlkJ and BlkH have increased.
But BlkE(service apartment) has no price increased since launched.
Just that the 7% debate (DIBS) was removed.

Most of them are one-room suites, may be less favorite.
Anyways, low BlkE units are with good price too.

I would say some units cannot avoid the view.
JMHO....
BlkE (high floor - obvious) and BlkH (high floor - less) that can view Bukit Mewah MRT station, will also see Kuari cemetery
BlkJ&H's high-floor end-units (next to Hotel) may see Kwongtong cemetery

Open the balcony door/window , see hill......cemetery hill.
Not a big deal to me.

In fact, the cemetery has been there even before Cheras having highrise.

Comparing to the house l stayed in terms of cemetery view, BlkJ&H are really further away and only some units can see...

From investing point of view, this not good. For own stay, if got choice, for sure you also wont prefer cemetary view.

With underground basement until B3 and covering such a large area, it should be a big job and more than just digging holes...they even need to manage the earth dug out

If l couldn't then l will learn to get used to it.

The other side of view is that, the traditional ethnic cemetery eg Kwongtong cemetery does provide justification to KL history.
It is a reference for archeology study to sustain the truth of KL history.

Back in the 1990-2000s, the Kwongtong cemetery at Sg Besi was suggested be dugged and cleared for development. Imagine the bones of Yap Ah Loy and its generation were removed from the cemetery, where else that KL history has its anchor reference?

The previous generation who have been thru a hard life and finally laid to rest, are still contributing to sustain KL history.

These types of traditional cemeteries are just a few left in KL area and had been taken over by the commercial based cemeteries.

By thinking from this angle, it helps me to feel better.

Well said daikor,but to me as I said as long as not directly opposite or beside me den it doesn't really bother me la.

So to speak,if put into a situation that 2 units available,everything similar one with cemetery view far away 1 without den of course take the 1 without,but if price difference is 5k n above den I'd take the cheaper 1 without any doubt.

When I passed-by last Sunday evening along Jln Cheras, I observed them doing installing a pile right behind the fence at EKC.
The only thing I am not sure is whether the pile is meant for the office block(EKC) or for the MRT...

Actually i was also wondering who will be renting a soho 762sf for rm2.3 -2.5K, so small, if want to use for living, can only stay 1 person or the most 2 person, even that not so convenient because there is no room.
if want to use for office, there is ample office space with is larger than this at this price!

This is actually not a bad news to EKC studio 59x sf(but semi furnished), size very close to Pertama.
With RM450k(mid floor), 10% DP, tenure 35 years, using 4.45% interest, the installment is RM1,904.
Maintenance fee ~RM200.

Infact, from the model displayed at Ekovest sales gallery, the green slope is just there and not utilized.

It is also unclear to me as to why developer did not utilize that slope.

Well,I have no specific answers to your question,no stars rating or guide book but it's just my feeling. Well,I look at the design, the whole concept planning, the facilities and so on. Number 1,it's gonna be the iconic structure of Cheras,for example the capers n fennel of Sentul I consider it high End too. 2nd, the design is very modernish,but this is only assumed from their model. Do you consider the icon residences at mont kiara by mashing to be high end? Yes I do
3rdly, the whole mix development comes with residential,commercial,retail,office,cinema,hotel and so on. So for me it's a self contained development with a gdv around 1billion? My assumptions again,with that kind of money involved,it's another criteria for high end properties. Last but not least the facilities,sky bar sky lounge sky pool it's like whatever facilities that you want it's there(normal requirements), so that ticks another box for me.
Feel free to share other comments if u think otherwise,maybe some will say the selling price doesn't warrant it to be high end,but to me it's just because of location,and consider urself getting an unpolished gem for whoever owns a piece of the cake,maybe im just hypnotizing myself into buying that story,but hey if it makes urself feel better den why not?

Hope the slope shades from evening sun for the low units of BlkE.

I think the rental these days can't fully cover the loan payment. House pricing has gone up much faster than rental could catch up. We should realise this point.

But with that said, people are still buying properties. Because people know that it is a way to preserve their wealth.

The reason I'm betting on EKC is the location plus MRT concept. I believe this is the future trend.

I think first impression is usually the lasting impression. We all know what happened to pheonix plaza back then... It didn't give good impression to public.

As for location, EKC is much better, it's nearer to KL, it has direct access to mrr2, n easier to make U-turn if you are coming from KL.

Agree! Every investment involve risk. However, a good investment should have minimum risk factor, both internal n external risk factor.

I see EKC has a lot of success elements which reduces its risk factor. External risk factors almost nil. Internal factor is the biggest concern, that's the execution on construction n future property management.

mrt2 direct reach klcc station and no need interchange.

EKC opposite leisure mall got GSC. CS also got TGV.

Convenience is not the main factor why a shopper would visit a mall, right? If it's your preferred mall, u wouldn't mind to drive few more minutes or go one station further...hehe

Got cinema does not mean the mall will be successful but have not seen many successful mall without a cinema...haha

May be as a transportation hub it is good, but I'll take the trouble to go one station further to do my shopping. Just my own preference.

Sat and Sun all restaurant in CS full.
Main lift also full.

Starting to get more crowd. Give it a time of year.

if you compare ss2 mall, you will feel really scary.

Hope the 4 malls deploy a similar strategy to target different levels of Cheras customer markets, like those in Bkt Bintang.
Most malls at Bkt Bintang are competing and also complementing with each other.
(Of course, one or two malls may appear "higher class", while one or two targeting "la la mui")

You need to have synergy to be successful. Smaller malls or isolated ones are hard to compete with the bigger or more comprehensive ones.

That gives another +1 to ekocheras because it is near leisure mall.

Speaking of competition, I quote an example of how malls complete along the LDP.

Ikea+Curve+Ikano++, 1U, TCM, Paradigm Mall, Sunway Pyramid, IOI Mall, Setia Walk, One City, Main Place

Features:
- All are surrounded by residential area and Within walking distance(except IOI Mall)
- All have cinemas
- Most of them have F&B as foundamental sustaining business
- Most have grocery or hypermarket
- All of them are competing each other, except for the Ikea+Curve+Ikano area showing some complementing feature

If the malls along Jln Cheras are to compete like the malls along LDP, each mall needs to own at least above features
Just my raw observation. Me no knowledge in mall management.

If it is not your area of expertise in mall management like Sunway taikor, pls get an expert. They need to be involved during the concept n building plan design stage...not when the mall is about to complete then only engage them to fill up the space. If u do not do it right from the beginning n create a bang with the right tenant mix filling up the mall upon opening, don't dream of miracle happening...u lose more trying to fix it later when the damage has been done

I look from a different angle, since EKC is the first mixed project of Ekovest, EKC has to be success to boost investor confidence in their other projects (EkoTitiwangsa, EkoXXX??).

Managed to have a short pass-by at the fair during lunch time.
Significant less booths compared to the previous property fait at Mid Valley few months back.
No time get more details.

Overall, not many people. Perhaps it is the first day.
Ekovest booth is located at the first center left upon entering Hall2.
You may see the logo from the entrance.
Admission is free.

This year, for property fairs that I have attended at noon time of the first day, the crowd is less.
If this Saturday and Sunday are also with less crowd, then the property cooling off measures really works..

Ya agree 650sf is rare. 800 sf with 1+1 is totally a disaster. I see the layout I want to vomit. Really cannot tahan. They never learn from ekocheras. No yard no wet kitchen even for big unit and so many sharp corner. They should look at mkh saville Kajang, midfield , or 28 boulevard layout .pratical and nice doh.gif

Cooling measure if definitely taking effect. Banks are simply not approving loans. This has caused the housing transactions to drop for 10% comparing to last year.

We just had the interest rate increased by 25 basis point in July 2014. Another round of interest rate increase is expected to be in September 2014 by another 25 basis point. This will make a total of 50 basis point increased since 2011 and this will definitely hurt our rental yield. But expect to see good interest rate for FD in near future.

During DIBS time alot of youngsters bought multiple properties in hope that they can sell those properties once VP and make some good return. Well... i think this plan will remain just a plan.

If they can't sell the units off, they will have tremendous pressure when they have to start servicing their loans after VP. With interest rate increased by 50 basis point, even worst if it goes up to 100 basis point, they will have to throw these properties into the market with substantial discount!

Those bought it 3/4yrs ago i think still have rooms to adjust when come to sell in secondary market as the entry price was relative low. But those simply bbb last 1.5 yrs, i am not sure they have rooms to breath in few yrs time as prices and rental nowdays are crawling and hard to move up. Only those "right stocks" ll do well in future. Now watever properties also performing ok lol. No one has the crystal ball, lets see in few years time, which projs will be the star and which are not.

I think EkoCheras is still relatively safe because of good location and accessibility. Other condos without strong selling point i think tough luck!

Jagalat bro, I will make it general. In my humble opinion, i, personally think that these condos that fall into these category would be harder to sell:
1. Lack of facade and facilities
2. No public transport accessibility (Bus, KTM, LRT, MRT)
3. No amenities or substantial commercial activities within walking distance (less than 1km)
4. Far away from major highways. (have to take min 15 mins just to reach highway)
5. Possible landslides area
6. Near light/heavy Industrial area (more polluted area)
7. Near high-tension
8. Near dump site or septic treatment plant
9. Near cemetery
10. Student residence or Africans residence (I am not racist lah, but they really bring down the image ($$$) of the property)

I think if got MRT/LRT but if overpriced i.e. more than 900 in selangor also will die! Not everyone wants to sit that long in a train to go to work

Mine is a 762sf duplex in Blk J, RM509k with 7% discount, so around RM621 psf.
