Agree,  mid range is just right for EKC. it is catering for the messes.

I personally hope that it's a notch higher than Leisure Mall's current range of retail shops but not to the extreme of Pavillion/The Gardens type shops (i.e. not luxury shops). Maybe something similar to Midvalley shops. Would also be good to have a premium supermarket like cold storage or something similar to Publika.

That way, we would have an even larger selection of shops and attract another group of shoppers to the area.

I wasn't referring to Publika retail shops but just the Ben's Independent Grocer since we have Giant in Leisure Mall already.

The Bangsar Village idea sounds good too.

I don't mean to talk behind any project, but an incinerator factor has been a big thumbdown.
Touchwood....What if the proposed incinerator being moved to an empty land near EKC??
How do we react? (No shoot me)
*
Bro, as per Ekovest boss, the EKC land is now worth RM700-800 psf so surrounding will be around the same. Justifiable to have incinerator project?

林景清忆起当初购买这批土地,价格相当便宜,账面值大约每平方尺50令吉,且还未重新估值。市价目前已涨至每平方尺700至800令吉。

BTW, Ekovest bought the EKC land at RM50psf...really huat

Assume RM700psf market value for 12 acres, gain = RM340 MILLION!

Boss, Not directly to EKC la.
I am simulating a scenario.about nearby area (eg forest reserved etc) turning thumbdown and see how we react .

Another real example is the Bkt Madarina buyers reaction to SUKE.

Noted about land.
Per the article, Ekovest made profit out of long term activity.
They keep the land long enough until market has demand.

Haha, at least the government is putting up a MRT station under MRT 2 at the nearby Bukit Sg Puteh Forest Reserve

But do not forget that the disputed HTC line is also running along this Forest Reserve (the green zone in the above map) where the residents from Bukit Segar and Cheras Hartamas have been protesting

Look like no land will be left untouched...

Bukit Segar and Cheras Hartamas residents protesting long time ago... I wonder will TNB just ignore and just do it?
If MRT 2 confirm locate at that area, its good for the resident on upper hill ( The Flat, Apartment and The Mark Cheras )

Even Connaught residents bising-bising also no use... cable already up sweat.gif

Weekend side track 1:

Points picked from the articles
- It should be noted that, the price appreciation of the MRT properties only is applicable to those within 500m or equivalent 10 mins of walking distance.

- But, those MRT properties that are too close to MRT stations, may have some price cut, due to noise pollution, traffic congestion etc

- MRT property value depends heavily on developer's execution (not purely on the location)

For more details, pls refer to the link. Enjoy!

Weekend side track 2:

Points picked randomly from the articles
- 84% of the borrowers are with one housing loan.(Read this 84% in earlier article)
The author deduced that these investors are not speculators, instead, those truely needing to own a home to stay

- Property prices maybe softened temporary. But in long term, property price bulls.

For more details, pls refer to the link. Enjoy!

Hard to believe that 84% only have 1 housing loan as most people we know has at least 2, 1 for own stay and 1 for investment

How many of us here with 1 housing loan, pls hands up!

Have the same doubt earlier.
https://forum.lowyat.net/topic/3235184/+225

So, the remaining 16% is either are
- cash rich (no need second loan) or
- they already settled all other loans or
- they apply one loan at a time or
- something else
