The part of land for tower E from jalan Cheras to the back of the boundary seems like very short only and behind is slope

Design of Cheras Sentral becoz of refurbishment from the old Phoenix is not so efficient as there are many dead corners n one of the wing is quite secluded. Currently probably 50% with operators. Out of the few newly opened malls I visited, Main Place is the best, followed by NU Sentral n Cheras Sentral, both with potential but will need some time. One City is so so n Encorp Mall n Jaya Shopping Centre are a bit worrying...
Wonder how is the Silka hotel doing?
Compared to Leisure Mall, Cheras Sentral is probably less than 50% comparatively. Looks like it is not easy for a new Cheras mall to take over the matured Leisure Mall. Maybe Ekomall should see how it can complement Leisure Mall with a new concept
Between Ecomall n You City Mall, believed that whichever able to recruit good brands early n open for business early will have competitive advantage. You City is nearing its final phases n the the mall should be the last to be built. But this also means that they have very strong cash flow from earlier phases to fund the mall. But judging from PJD previous record in managing Endah Parade, reservation is natural
In EKC case, will they operate the mall first? Becoz it is not highrise, the mall can be completed earlier. Paradigm mall has opened for some time n the office n residence tower are still under construction now. Tropicana City Mall opened for a year before Tropics serviced apartment was vp.
