Good to know saville managing the mall... Although saville has little retail exp in msia (correct me if im wrong), i bliv they will do well given their retail experience in the UK n globally..

if the mall is well runned with good established tenants, ur unit is in for a good capital appreciation. Eko Cheras mall is located right in the centre of cheras while Sunway velocity is located at the fringe of cheras nearer to klcc. So thr is some distance away.

Taiko if Ekocheras is like the mall at Johore which managed by ekovest then good luck to u. It is a total disaster. If u considered that as they are experience in managing a mall.

Let's alone not talk about velocity, Sunway team is so strong to even compared with and basically all the chain and retail following them because of proven track record. On other hand there will be ikea and mytown by boustead to drive the traffic to velocity. What make u think people will go to Ekocheras rather than velocity which is it just few kilo away and three or four station away?

If Ekocheras does not has his own uniqueness, will you go velocity or Ekocheras? U tell me.

I am not talking down on the mall. But the fact is pointing favourable of velocity more at this stage based on track record. U better hope ekovest is not talking developer and started to show something to purchaser or investor otherwise u can just sit and wait. More than a year past, yet we see nothing or hear nothing, let's wait for another year and we can talk the same thing again if ekovest not doing anything.

Btw it was cbre they engaged but saville took over them recently and as far as I know, they ain't strong at all at mall retails in Malaysia. Ekovest themselves has too many own agenda to even make a direction or decision for Ekocheras.

By now they should have signed agreement with cinema, star bucks, banks, anchor tenants, mcd, KFC and etc. Should la. But u got any firm confirmation from them? They don't even say confirmed!

I agree sunway velocity will command a premium. thats why their studio is selling rm1,350 psf while ekocheras block J is selling at rm750 psf. At least ekocheras is not foolhardy enough to want to manage the mall but am willing to let saville manage it. the johor mall is not part of ekovest and neither was not managed by saville.

i was told the 650sq ft studio at velocity is priced at rm1,350 psf. if u wanna go nearer to d ikea mall, u can target cochrane by mutiara rini (boustead gp). but i estimate price should hover abt rm1,400 psf.

Other than the affordable food n some cheap stuff, i wldnt wana live near IKEA I doubt 1400psf la. the condos look high dense n mid high end only jus like Velocity (mid high end).

theoretically speaking, if ekomall has a reasonable tenant mix and I stay in the connaught, tayton, yulek, etc area, probably ekomall on weekdays to avoid hassle and jam, and velkocity on weekends for more variety. but do not forget leisure mall.

leisure mall is only half d size of ekocheras mall. so hopefully ekocheras mall will hv a better variety and better tenant mix as the size permits it to.

my view is that it will be easier to rent ur unit with a mall and also with the mrt. rm2,300 rental shud b mrk rate.

u base that on soho or svc apt? certainly not hotel suite right? hahaha

Reli diff location bro.. EKC is closer to more resi neighborhoods like bukit segar etc.. Purely in terms of serving cheras, EKC is much btr located than velocity which caters to maluri+pandan+tun razak+north cheras areas..

Overall, Velocity area has a lot of things coming up nearby but the area remains what it is, a really low end/lousy area..

but i do observe that ekocheras progress is behind schedule by at least 4 months..

Only time will tell whther EKC will be successful or nt
