Just sharing lah...Saw this in propertyguru.
This should be a low floor unit.
Even agent acknowledged 10% increase...(at least for marketing)

I wonder if this are "marketing gimmick" words

From the sentence, it can be read as
(1) The available Duplex SoHo starts from RM518k
(2) The available 596 sf studio of BlkE starts from RM518k.

As for the studio unit, from previous sales chart, the RM518k is at least 32-nd floor.
(Yes, the psf would be RM870)

Just my interpretation...

I personally believe that EKC is not poorly located in Cheras.
It can be assessed from major highways.
With MRT as another selling point, it has certain attraction point to tenants.
Now, is Duplex 762sf considered too small or not, l believe it is still OK for my own use.
Even if it is Soho, l would like to know are there many Soho connected to MRT again.
The only thing l am a bit confused and unsure for mixture of SOHO usage that draws customers along with real residents..
My view only
