Yes, shoud open FB group to all phases, make the community stronger as Kota Kemuning. All phases under IJM, so we facing any issues or setup Fence problem, also can work togerther. Not only that, can share news, event out for each others.
About RA for individual phases, can after that setup event or how to do it.

I believe hard to find tenants at these 5 years, own stay is awesome bcoz preference of the environment, willing to pay and stay.
tenants either is near their working place/easy to access, i do not think Rimbayu currently can have these elements yet.
If lucky, rental should be around 2k.

Last time i head BSaujana Putra was renting like rm 600 for small DSL. of course environment not so good. but people rent normally go for cheap cheap.

Jeghui.... fencing up need money wo... if not enough tenant it will be hard to  get the funding unless we go kacau IJM for contribution. They won't construct it to us, in avoiding legal matter.

From my experience with RA, better to get the guardhouse, fencing, TNB and Syabas all duly registered by developer then only take over by the RA otherwise, it'll take you years to do it!!!

On security fees collection, ensure that all payment has started to be collected by developer before being handed over to RA. If RA wants to start collecting the fees then good luck la, sure a lot of idiots wont wanna pay and hoping to ride on paying residents.

Another issue is the Security Services Agreement between IJM and Owners, it has to be clearly spell out to protect the RA after handover....

hah! that was exactly what happened to my taman.
The fvcked up resident complain to MBSA, and MBSA came and gave arahan merobohkan boom gate.
Partly was because the boom gate wasn't registered properly by RA in getting formal consent. Luckily it was 2 weeks before AGM and we manage to collect sufficient signature ( not sure what is the quota) and appeal to MBSA.

though... for the boom gate to remain, MBSA did put up a condition that RA cannot deny non payment resident. All resident, pay or not pay- must be allowed to enter their home without hassle. It is their right not to be deny, it is also their right to opt for security service or not.

well... can't blame guard for easy way out. how much effortwe expect them to make - while they only earn rm6.40 per hour?
