Was there about 11 am. Lots of rabbits- like 40 to 50.
Other event prolly a skip, unless you into the dog show.
Face painting also dunno where.

Anyway- the food was served for Periwinkle's buyer first, and open to the rest at 11.30 am.
There are still plentiful, but just a small event.

Had a glance at Periwinkle show house. Just feel tat is does not have the "semi-D" type of feel. The build up - despite 2000sqft- does not feel like much. Kitchen was attached to the living hall real close.

Probably because the utility, maid room, and "wet kitchen space" at the back took up lot of space. It is good concept- to lock the main out with her own room, toilet and kitchen when we are not around.

yes- IJM is moving very phase.
Phase by phase.... so after phase 1 done earth work, they move to phase 2, after phase 2, then phase 3. By the same contractor i think.
this actually reduces the mob-demob and project management both both contractor and IJM

Same goes for piling, foundation works etc.
So phase 1 and 2 alsmot done- so phase 3 moving very quick.

and phase 4 will be launch in 2 months? Basically IJM is cash rich and want to get economic of scale.

Drum to collect water
Pump and piping to distribute.

does it save a lot of money? Not really worth the hassle and investment. unless it is done by developer to get the Green award of what not.

Of course, with the catuan air - the extra tank will be handy.

Jus went to sign docs for TNB an Syabas. The sales agent also indicate possible VP by year end.

Were there any info on the club-house?
must said i wasn't well informed- and surely it is not part of the "attraction" during the chimes launch.

could someone share
- what are the facilities offered?
- do we need to buy membership?

Well- as a reference, i stay near Cahaya SPK and join their club house for Rm 6000. Monthly fee paid is Rm 80 for a family of four.
it has a large pool, decent gym, squash, badminton, squash, tennis. Not that i make full use of that... but still decently priced.

yup... agree hard to get tenant....
Last time i head BSaujana Putra was renting like rm 600 for small DSL. of course environment not so good. but people rent normally go for cheap cheap.

Jeghui.... fencing up need money wo... if not enough tenant it will be hard to get the funding unless we go kacau IJM for contribution. They won't construct it to us, in avoiding legal matter.
Anynews on the guardhouse which we sign during booking?

oh ya... you won't mind if we nominate u as RA President right?

Yup... i recall well the form was for Guard house.

Take note guard house at the middle of entrance only (cw water & electric supply, and a small toilet). We may pray IJM is kind to contribute a security camera. Though, pretty sure it exclude any security system such as boom gate.

I've got some experience joining RA of my taman and we faced some issue with MBSA on the boom gate installation- due to some stubborn resident complain. As this is not Strata title... it is hard to do proper GnG.
Thus IJM would not wanna get involve.

Though- the developer are normally kind to assist monetary to certain extend, indirectly - just that they cannot be the face that construct GnG to avoid complication of legal and liabilities.

hah! that was exactly what happened to my taman.
The fvcked up resident complain to MBSA, and MBSA came and gave arahan merobohkan boom gate.
Partly was because the boom gate wasn't registered properly by RA in getting formal consent. Luckily it was 2 weeks before AGM and we manage to collect sufficient signature ( not sure what is the quota) and appeal to MBSA.

though... for the boom gate to remain, MBSA did put up a condition that RA cannot deny non payment resident. All resident, pay or not pay- must be allowed to enter their home without hassle. It is their right not to be deny, it is also their right to opt for security service or not.

Chimes bumi lot are released by stages. They had done it 3 time already, if not mistaken.
There are 9 units left as I last counted on Monday - mostly the 22-75. They are bumi lot- waiting to be release.

So u comparing chimes/perennia end lot vs periwinkles cluster semi D. Well... It is not the same product, the built up, layout all different. The end lot dun have side access to the green ( which I value a lot).

Price wise- I can't recall much as end lot never in my consideration- but corner was selling like 850-950k depending on the extra land. So end lot should be 700-750k? So it is cheAper than periwinkles

Just talk to SA at IJM office and ask for extension. You may need to write a simple email to explain ur case.

Many of the chimes buyer got issue as well. Paper works not took some time between developer, bank and lawyer. IJM was kind to extend the grace period.

Small small matters like this no need to report to bar council right?

Just a loan officer trying his luck without checking on the details proper.

Anyways- you guys worry too much on the rain harvest system. IJM had won some award for Gree/Eco friend- am sure they will install a good functional system.

Oh ya- since the water tank is on top of the concrete ceiling - we could easier expand the water storage by installing more tanks?

most house are above the plaster ceiling/ceiling board,under tiled roof. That is bad place to be- to do any works/remain leaks. It is hot and need to climb like spider man. one of my friend just feel a month ago and had bad concussion knocking back of his skull. He was damn lucky could easily lost his life.

Yup... though why so thrill about this solar panel.
Rm 500 per month... may be. Depend how many set you can install.
But say... it is set installed cost Rm 50k.... that is like 10 years ROI....

Is it worth it? Take note the output reduces over time. And there are some maintenance needed. I had also heard the rectifier (convert solar DC to AC) got damage and cost a few k to replace.

Go ahead and installed if you think it is good. Anyway.. for ECO..... the solar system price is built in to the house price. So... don't frown too much

Yup... Eco or SP- the brand is there.
Buyer could be very comfort with the quality of built of the whole township.
Am sure IJM would do the same as well.

My mistake earlier- in buying from Sunway on a small plot development. Basically just 2 taman with 2 row of shop houses. There is no town master plan and every other developer just build as they could make the most profit. Hope i make a better choice this time.

Both has its own style. I am a chimes owner and really don't think those aluminuim lourver pane look classy.

Phase 2 going fast as well ya. Perhaps VP in Jan?

Wah... All the suddenly wild bullet like this. No la... Market not so down yet causing property to depreciate as yet.
The price is not exactly low-but let's have faith that the township will bloom and hope our propery value will double or more.

One of the chimes buyer had recently been inform that VP could be even in October. Let see... Other projects keeps delay delay- while ours keep ahead ahead.

Get ready guys! am sure something would be organized to gather the buyer togerther and form a temp commitee.
