I can agree with you.

BR got potential bcz KK/KU no more new landed development and matured. But IJM is really play an important role to make it happened.

Commercial is really important element to sustain this new township is quicker way.

Hmm, I believe most likely to see what is the element of commercial in BR.

Of the highways surrounding BR, only Kesas is busy for now and could be up to 5 years later.

For AI, the edge for its location ia not only towards Klang but crucially towards Subang Jaya and KL. Btw, the LKSA is linked btw Kesas and Federal Highway, both are busy highways.

The RM 0.60 is ntg leh. Cheap toll.

Btw, I paid a lot of tolls going Pavilion from Subang Jaya via NPE & Smart almost every weekend. Even Pyramid need toll, I also willing to pay leh as long as both are my fave malls.

Yes, AI is part of Shah Alam.

Shopping mall is part of the convenience for the peace people to have a walk, spend time, groceries, coffees and etc. I expected ppl who bought into AI or even KK / KU/ BR not all are really a big fan of those happening malls of Publika, Pavilion and etc. These townships are quiet, so generally ppl here prefer quiet environment and seek for a common mall nearby only. They will travel if they wanna have such happening occasions.

It just slightly nearer to PJ, KL, etc but accessibility would be the key at least for now. Btw, it would be the key for AI to have such connectivity to Federal,where along this LKSA route, it not really jam at all during peak hours and until Federal Shah Alam - Subang toll, but if u use Smart Tag, no issue at all and by then you can opt to exit Subang Jaya for NPE or NKVE or continue to jam in the Federal.

Meanwhile, although Kesas is really jam, however it just took a short distance from AI exit Kesas to USJ or Puchong. SKVE for now, is still new.

Btw, no worry. I am a fan of both AI and BR, I not arguing which one is better here yah.

it's like a toll in front of your house..
go KK to have breakfast, pay toll, come back, pay toll... hmmm
in rimbayu, u can go puchong breakfast (no toll i guess)?
go KK breakfast, second & first roundabout also has shop..
in the future, if it's really happening ('if'), then even can just stay in rimbayu..
btw, not sure if there's any commercial area at Tropicana Aman and Ecosanctuary? Should have also right?

Err, actually if Rimabyu to Puchong via normal route of Kesas, you need a toll at Kesas Highway nxt to Sunway & USJ interchange.

If from Rimbayu go Puchong without toll, then you need to travel almost double distance and endure all the small roads.

For me, toll definitely a no longer big issues for most residents in KV, see Puchong. Except travelling via Jln Klang Lama and Bkt Jalil Highway, almost everyone use LDP and rather pay the toll whether entry or exit.

Those Casaman and Breezeway, RM 4mil asking price very slow until not many subsales. Over premium price for a linked house.
