the other day call the sales office. ask the sales girl what is the target tenant as i am only looking for investment, she told me what PTPL college nearby....i wonder whether those student can rent the place and yet, can i offset my instalment by rental. She told me got 15% discount, booking only pay RM6K. I am still thinking whether to go or not looking at the nearby development, too competitive to garner rental breakeven. No lrt also...should i invest hmm.gif

no ptpl is no rich mans college..d students there come from lower middle income backgrounds. they cant afford skyz or suria

Ya, that's the problem....the commercial is dying...for student rental market, dunno can materialized or not....

Ya u better restrategize.. the main benefit here is Bukit Jelutong address..
Other than that condos like Emira and Metia is better off!

Boss, where is this Sec 13 & 14 that you mentioned?

Not bad this Suria Residence as developer is giving 15% rebate the last time I asked, not sure whether still avaialble or not?

With so many developments coming up nearby, I think this will be a thriving township as I heard Radia will be developed similar to Publika since UEM Sunrise is the JV partner - not sure true or not?

I think BJ is nowhere the upcoming LRT3 line? So most probably BJ will benefit from the DASH highway only?

no lrt / mrt....that's the biggest issue...not everyone got transport to travel....the 15% still on....pay RM6k for booking only.

Sec 13 & 14 in Shah Alam.. Where LRT line 3 going to extend there...

From the latest info i received from pne agent, rebates is more than that ( 20%). not sure include Bumi discount or not.
Didn ask further as the price is quite steep ( around 700psf).. 800sqft cost more than 500k plus...
Im not dare to predict the future value of Radia. By looking at the population in Shah Alam, Gelnmarie as well as Subang.. It should be fine but it need to takes longer time. Maybe this Radia able to alive the commercial there...

FYI, Space U8 is not happening at all although there's MBO cinema there...

wah metia is good too..
I think radia commercial will fail.. same like Space U8.. actually got offices nearby but never tap the market... lucky got cinema for BJ residents.. Denai alam gt nothing..

I feel really sien when i go Denai.. no F&B very inconvenient.. even the supermarket mus pay toll..

DA must have strong holding power lo bro! Since it is part of Elmina now, so got to hold longer to see the fruits of the labour! smile.gif

I was told there is no Chinese restaurants in BJ so if you want Chinese food have to go to Glenmarie or SJ! I heard Chinese restaurants not allowed to open in BJ but can open in KK, but both also in Shah Alam! hmm.gif

Maybe the gomen thought BJ is for org kaya ppl to stay only, so they dont need LRT/MRT! blink.gif

i see DA most of the houses are vacant.. my friends place 1 yr plus d still 70% for sale.

So mostly investors bought the houses in DA! blink.gif The reason is because many ppl think DA is quite remote?

BJ better since its commercial area is more lively. Pros & cons la to have a lively commercial area - pros is convenient for residents to get F&B and services, cons is a lot of outside traffic so may cause congestion.

Boss, the info I got from the Agent is a 600sft unit at 6th floor selling at 401K so it's 668psft. 800sft unit at 6th floor selling at 526K so selling at 657psft. 400K looks OK for a 600sft unit, easier to rent out & sell I think?

20% include bumi discount, for non bumi only 15%. Downpayment only 6K for the 600sft & 800sft unit. Lets say you buy a 470K unit, pay 6K downpayment & after VP can get back RM29,500 if you take 90% loan! smile.gif
