This location (opposite putra majestic and near to a river which always floated) and selling this price (was told 800 plus sq ft selling for RM710K). I think the developer may have a group of wealthy and no eye c buyer.
I called to the office and the salesgal sounded LYLC and does not wan to entertain. |

Surely rica is a MUCH better bet. After all, if a project is good for investment wont take from 2014 to 2017 and still many unsold units Wonder what your view on this property Vs Rica one QUOTE(propertyselangor @ May 25 2014, 11:02 AM) No lah. QUOTE(noname2188 @ Jan 3 2017, 01:44 AM) Alright. Then update info below as investors, you can see just the numbers. you also have to check the soft criteria such as timing, layout, developer credentials etc.comparison between Pano, Rica, and Court 28 - Distance from MRT: Pano (400m) Vs Rica (200m) Vs Court28 (300m) away from MRT - Density: Pano (202 units/acre with 4+1 lifts) VS Rica (205units/acre with 5+1 lifts) VS Court28 (299units/acre with 3+1 lifts) - psf: Pano (795psf+) Vs Rica (600psf +) Vs Court28 (660-700psf) - Maintenance fees psf: Pano (0.39) Vs Rica (0.28) Vs Court 28 (0.38) - Surrouding wise: All three located at Jalan Ipoh but Rica with the closer distance to CBD (KLCC) - Title: Freehold Feel free to comment if any info is not accurate / additional ideas for comparison purpose For example timing is very important if you want to ride the effect of the MRT. Court28 target completion is mid of 2019 where else for Rica is early of 2021. The whole stretch of MRT2 expected to be completed by mid of 2022 (first phase by end of 2021). Also the unit layouts. All bedrooms in Rica are facing outside which is bright and more privacy. Court28 for example type B, D and E the 2nd bedroom is facing inner corridor/airwell. |

Vs Rica (facing outside, bright and more privacy) Vs Court28 (some facing inner corridor/airwell) - Distance from MRT: Pano (400m) Vs Rica (250m. 200meter is to entrance A, but entrance A is already scrapped from plan) Vs Court28 (300m) Vs The Birch (220m). Take note that from The Birch, one doesnt need to walk accross any main road. Just tag along at the side. Safest walk = The Birch & Court 28. - Maintenance fees psf: Unknown but base on higher density units, maintenance fees will be the lowest Vs the rest. - Surrouding wise: All four tagging Jalan Ipoh and the same surrounding - Title: Freehold - Completion date: Pano (2020??? doubtful) Vs Rica (2021. base on current construction, expecting an early completion as well) Vs Court28 (2019. should be completed this year.) Vs MRT (2022) Vs The Birch (should be completed after MRT in operation. The best in term of timeline completion. ) - Developer: Pano (OCR) Vs Rica (Public listed company but new to condo project in MY) Vs Court28 (HR Group - Awards winner company) Vs The Birch (SCP - proven developer, no doubt on the delivery) - Total Units: Pano (363) Vs Rica (473) Vs Court28 (311) Vs The Birch (681, highest density but price point can also be the cheapest) - Layout: Unknown yet to launch for The Birch. (but judging on SCP other project, it will be a small size 3 bedroom unit. relevant to today market demand) |

how come not much discussion about Court28.
anyway comparing the psf price, RIVERCITY is around 330+ psf. why would people not consider this condo since the distance between Rivercity and court28, Rica, The Birch is all nearby and very close to MRT. i see units all big square feet at Rivercity with so much space selling between 400k to 600k. now starting to see lelong unit at Rivercity. i just wondering why psf price almost 50% discount at 330k vs new condo at 600+ psf why is Rivercity not a hot cake except it is old. build since 2007 |
