Hmm, i can say this is a very well plan project and master plan. The only worry is not price or execution, its a timing again.

But I reckon I myself to try to hold min 5-7 years, so it wont be an issue for me. Just the 30% capital is another issue for me. I cannot follow the expectation of some bros who PMed me and asked me whether a 600k terrace can sell at 800-850k upon VP. Thats a bit greedy.

u guys have sharp eyes, yea i also don't like the layout design for both 20x70 and 22x70 due to the toilet location lacks natural lighting and ventilation....

20x70 layout much better than 22x70 layout.
but i like ensuite bathroom for the 22x70 2nd and 3rd room.

Bathroom 3 has no external window (i.e. natural ventilation) to exhaust the air/dampness, thus, mechanical ventilation fan is installed to compensate the function.

mechanical ventilation = exhaust fan....axial fan .....etc...

Bosses.... as i am typing this now.... i am considering doing overtime in lyn liao.

Hence as much as i would love to slaughter design flaws found in the layout, i regret to inform i can only do so when i am back to work on monday.

Ps.... i find quite a number of major flaws in my preliminary assessment.
