The target market for semenyih only (1) age 50> elder ppl plan to retire (2) boss (3) young n preti lady wat i observe until today the selling point still interchange, township, schools, beautiful landscape ... I not able to see clearly any further solid plan (not rely frm developer, other org such as govt) .... How about job opportunity .. ? especially high pay job ... We need eat, need upgrade car, fright for future ... need pay hse installment, EM lead in price so high ... without high salary how to pay installment, maintenance, and L.KAS toll $$$ ... Whr is the place can get high place job...? able to found in here, this areas? i tau the land size are huge...but able to found high pay job in this new dev township? Yes ... maybe ... i foresee is limited. the high pay job is in coming Tun Razak exchange, 100 flr warisan merdeka ... KLCC ... PJ ..Sunway ... within greater KL circle ... the most opportunity ... if u work in PJ dun try to move here ... the federal highway is biggest car park in Klang Valley ... the obstruct for semonyet is the infra ... the MRT not come here ... i'm also very sad why not extend till semenyih .. my childhood memory was here .. my grandPaPa house is here ... wat u think stay in semonyek go work journey 2 hours and after work come back spend 2 hours again ... ? this is estimate time now ... 3 yrs later will be badly ... M'sia car sales statistic told every yr hit high ... |

Not necessary and that would be the different part of game if to venture into matured location of landed township.We must also consider what is the entry price for matured good landed and what is the buffering for new appreciation such as, Desai Park City at say, RM 1.5mil now, very very liquid but are we able to assume if can reach RM 2mil by 2019? Well, I dunno, it's possible, it's remain one of my best fave township. What about Bandar Kinrara, very good location and very matured, but poor infra and bad accessibility, at RM 900k for a new 20x70, possible to enter and what is going to be future asking price point if we to invest a more liquid landed here. Bdr Botanic or / and Ambang Botanic at 900k for 24x75, where the location is ideal for Klang folks and better accessibility to Kesas / KL / PJ but the occupancy is not high yet and some may say, once the houses are fully occupied, it can reach RM 1.3mil onwards. I think for every new township, holding is the key and definitely, the first ever phase price need some absorption to hold further into 2-3 more phases before it could go better. The prob is how many of us can hold and how many of us willing to hold. Bar Seta Alam also took few years to get better and I think Bdr Bukit Raja is picking closely in very recent years. I believe this applicable for other upcoming new and huge township such as Bdr Rimbayu and Elmira, I had my eye on all these before. Not to mention, I invested into very early phase of Alam Impian and I flipped faster than I were expected. |

starting unit 20*70 at rm600k + monthly maintenance of RM200 (for RM0.10 psf built up of ~2000ft). comparing market price around this area like SEH n pelangi semenyih is selling at RM400k +. even EM has bigger built-up within same area, the price difference is so high.

Some of the layout in terrace and cluster have toilet that doesn't have external louvre. It means no natural ventilation and also natural lighting. EW will put up lighting point and actualechanical exhaust fan, do you guys think it is okie and acceptable?
I can understand why they do it. They are planning timeless facade in which they don't want toilet window affect their facade. There are pros and cons. Can you stomach it? |

Informed by their QS (yes, QS and not SA) that the DST launching is next weekend (24th & 25th May), first come first serve.....time to be confirmed by sms......cheque RM10K but name on the chq not confirmed yet! About 600 units to be launched (appx 150 units each for the 4 types on sale) 1A 20' X 70' (600K onwards) 1B 22' X 70' (660K onwards) 1C 22' X 75' (740K onwards) 1D 24' X 75" (790K onwards) Personally, I think it's on the high side in term of pricing, esp if they feel Semenyih is siber far ! But I think if it include the name of Ecoworld or LKS and the township that they are going to build, perhaps the 600 units would be snapped up in matter of hours (or even minutes if they are efficient enough !) LOL So, can expect the camping overnight scene ?? LOL Was told too the the cluster link SD and the SD launching most probably would be the following weekend after the DST launching, so perhaps May 31st and June 1st? So, anybody going ? Informed by their QS (yes, QS and not SA) that the DST launching is next weekend (24th & 25th May), first come first serve.....time to be confirmed by sms......cheque RM10K but name on the chq not confirmed yet! About 600 units to be launched (appx 150 units each for the 4 types on sale) 1A 20' X 70' (600K onwards) 1B 22' X 70' (660K onwards) 1C 22' X 75' (740K onwards) 1D 24' X 75" (790K onwards) Personally, I think it's on the high side in term of pricing, esp if they feel Semenyih is siber far ! But I think if it include the name of Ekoworld or LKS and the township that they are going to build, perhaps the 600 units would be snapped up in matter of hours (or even minutes if they are efficient enough !) LOL So, can expect the camping overnight scene ?? LOL Was told too the the cluster link SD and the SD launching most probably would be the following weekend after the DST launching, so perhaps May 31st and June 1st? So, anybody going ? HEHE Oh yeah, btw, each person is entitled to book only 1 unit (confirmed by the QS), so just IC won't do.......that prospective buyer must be present (don't know if their rep allowed to book on their behalf) Good luck guys..........I don't have any broken crystal balls or flying carpet or magic coconuts BUT I can FORESEEN a stampede !! I am not sure you guys aware of not. The floor to floor height is pretty generous. And make no mistake, skirting is provided and should be provided.
I remember owning a house that doesn't have skirting. During cardio time I.e. Mop floor time, the mop keep whacking the wall, smearing the paint....75 mm skirting will do the magic. |

Thanks boss for your kind sharing... So phase 1 and phase 2 is "Gated ( FnG I presume)" as SEH DSL, so individual title? Phase 3 - 5 will be fully GnG and strata title? Yeah, you are right, EM 20 x 70 already ~ 600k, don't think 22 x 80 in Bandar Puteri Bangi will start at at that price later. Furthermore, only have 111 units in phase 1, after deduct portion for internal staffs and associate, maybe only 70 - 80 units left. Who know will be like the Samanea unit in SEH, all gone before launch to public as well.. |

There are not only one lake to be used as retention pond. As you can see that, many retention ponds have been built in the surrounding, and based on the terrain, the sewage plant actually is at the lowest point if not mistaken, I think overflow problem is not crucial. Furthermore you have mentioned that they are digging the lake deeper, should serve the purpose. The terrain of EM is about similar to SEH, so far I don't see there are serious overflow cases there, though several retention ponds already being set up. I presume they have done serious consideration when implementing the environmental assesssment. EM is doing his job effectively so far, no doubt on that... |

What other concern I have? I worry about filled area where this could potentially cause uneven and minor to moderate soil settlement.
Are you guys worry too? I did ask them about this. They pretty much acknowledged lesson learnt from Setia Alam early phases that soil marine soil is no play play. Air tenang jangan disangka tiada buaya. Sekali dicengkam, nama baik suffer selama-nya. By now, they should be on top of this issue, hopefully. |
