Two smaller type of terraces are gone except corners.

The two larger are picking up steam. Those facing Dewan/taska /Surau are inevitably slow despite facing south. Actually there is a fence between houses and those buildings with SEPARATE ACCESS.

Bro, the build up size for 22x70 is 22xx (for that price u mention and not sure of the price too but shld be >650K). Ecohill different size and build up too. Ecohill got 20x65, 20x70 and 22x75. The comparable 1 is 20x70 where EM 1 build up size is 20xx while ecohill 1 is 18xx. Price wise EM starting is RM58x while Ecohill 1 is from 48xK. Remember that Ecohill launched about 7 months ago. Concept wise both different and 1 is strata (EM). Of course looking at the price, EM is about 100K more sweat.gif

Thanks bro. Just to clarify as i thou all landed property with individual title. What do u mean strata for EM?

The concept looks great and one grade higher than SEH especially if u include the gng n facilities etc. Congrats to purchasers.

Instead of keep debating on the known issues. Why not sit down to disect some pricing here in two aspects.

by foot print relative price (20x70: 600k=600k/1400) and BU relative price (eg 2000sf:600k = 600k/2000). Use this two info to compare other offering, not just against seh but other devs in cyberjaya, puchong, pj, etc to see whether EM is really cheap. If u already paying premium on EM which is considered far for majority then are you really overpay it. I havent done any comparison as i am not interested on seminyih yet, for those who booked it, may be should sit down with "cold"l mind and do some simple maths. Well dont get my wrong, after u do it u may be double ur purxhase or u may jus drop it. So jus do practical pricing comparison to make sense to ur purchase. No point to keep barking on those subjective views.

Really spot on.
Alot ppl been assuming everyone works in KLCC vicitiny.
They forget there's a whole lot of people working in Southern Klang Valley.
Putrajaya, Cyberjaya.

Such G&G environment, while a little pricey,still represents value for the package you're getting, the environment, quality of life and best of all, if below 650k should be manageable still.

Too bad I maxed out, can't go into EM, else this would be my choice home for next 30-40 years.

Both will have DMC and house rules and maintenance fee, the difference is stratified properties like those in DPC, they are governed by Strata a Title Act 1985 and Building Maintenace Act 2007. These enable the JMB or MC to have better control of the house rules, collection of maintenance fee, sinking fund etc.....

I came across one gangsta house owner. He doesn't give a flying f@ck about laws and rules. Sometimes those who know the laws are the worst. On the other hand, BTC tends to comply better. Back to the gangster, he or she renovated the facade of his home despite being warned not to do so by jmb/MC, clearly in the DMC he cannot change the facade neither to paint the external to Barney or Spongebob color. Without the two acts, do you know how difficult to collect maintenance fee and sinking fund? What actions could be taken?

Some called GnG with individual title as pseudo GnG or FnG......
