They themselves can take up part of the retail space for their own business, no need pay other people rent n can hold as investment, instant operator available to take up occupancy....haha

Strategic location as very near to the Taman Bukit Ria/Taman Permata (Cheras) MRT station...about 200-300m walk....

Multiple road access...the actual site should be the empty land near the HUKM roundabout...

There is another condo coming up further away (300m)....I expect the pricing to be in range of 500-600psf.....

If it is really Jalan Sembilang, the road is not that long.
My guess is the piece of land facing the Jalan Loke Yew Highway

It is existing velodrome land lah..jakel sudah beli maaa itu tanah. Just opposite bukit ria station.

The land already sold by dbkl to third party...we knew it when mrt corp want to do 'business' inside velodrome area.

Managed to snap a quick one earlier today, couldnt get better view since in a hurry, basically confirmed jakel properties, their logo all over the fence
