Jalan kinrara bkt jalil gona be more packed in future. This piece of land by fajarbaru is quite huge. Gonna have commercial complex ka? Can match bkt jalil with its pavillion2?

if they plan for another complex within bukit jalil/kinrara area, it might hurt their balance sheet.

Kinrara army camp road leading to bandar Kinrara is already congested moat of the time with the roadside stalls and the primary school.. and Kinrara mas residents exiting from that area. ..my goodness

Need to free up space for housing.

8 kinrara just opposite the kinrara bkt jalil road i remember should come with commercial facilities also. Should give a bit of variation to kinrara ppl.

plenty of commercial options..The old bintang area is a bit rundown but it is still thriving..not to forget the jumbo and oldtown shop lot areas..

if there is planning commercial building like convenient shops, banks etc. It will certainly bring benefits to kinrara mas residents. But if it is high dense project ~ the traffic there will be even nightmare...

Had submitted my booking fees, 2 months ago. Was in time for the early bird 3 parking lot and 8% discount.

3 parking lot
Type A unit
1200++ Sqf.
4 years project

Rm697,000.

The low density is definitely conspicuous and the price is consider average and below price compared to others similar property around.
RM580/sqf instead of Rm800/sqf Bukit jalil city.

Heard that the land opposite it has been bought by syed mokhtar! (Who can clarify???)

Yeah, it is as you said, messy.

the road down to rica kinrara condo is quite congested, congested better than vacant area. So it is a good sign... haha

But there's high boosting potential, lots of land. Hope they fully utillized the land in the future.

today i went to they launch preview. can't place booking yet as APDL haven't been granted. At 530psf, i'm neutral on this, depends on developer reputations and how much they are willing to spend on the quality and facilities.

As far as I know, 10k is to make sure the purchaser is genuine ... Or at least a more serious buyer.
10k payable to lawyer.
I was told that that the booking fee is refundable in case of cancellation.... Please confirm with them anyway.

if yes then proceed, tell your bank to notify you if the cheque is being cash out. you will be able to stop it.

i think the last point is more pro than con. normally when infra contractors venture into residential projects, they will lower their profit margin and spend more to complete their first project successfully. my 2cents.

Since their APDL haven't been granted, not sure if it is shared entrance or not. but from the no2, subdivide and amalgamate of land title, they may have intention to sub-divide the title into high end and medium cost apartment. but no3 clearly mentioned developing etc etc units on LOT 796 (single development). let's wait and see.

why.key is right.
If many WALK-IN visitors and residents in and out of the condo, the guards will not stop them from going in.
Unless it's an exclusive condo ie. not many units.
This has been happening everywhere and it's a fact.

A minor amendment such as adding a swimming pool, for betterment of the RUMAWIP won't affect timing very much.

I think the main reason is the amendment of Strata Management Act requirement. A developer cannot sell unless the Schedule of Parcels (SOP) has been filed with the Commisioner of Building. Unlike those days, strata titles submission will only to be done at later stage, ie, after completion, today, developers are required to prepare and confirm many details and submit SOP, before they can launch with APDL. Land is getting scarce and expensive. Building construction and compliance cost is heading north. Those hoping for price drop will be disappointed. Anyway, end of the day, hopefully we will get better products.

I am 1st time hse buyer. Am considering placing a booking for own stay. My husband say it is a good buy as booking fee is fairly low at rm5k and the rebate 8% is deducted from the 10% dp. So u only need to prepare 2%dp only.

Whereas my friend whom is an advisor commented that Rica seems to be overpriced.

KOI was transacted RM390 to 500 PSF (aug 2015)
Maintenance RM0.15 PSF

The Zest RM520 PSF (aug 2015)
Maintenance RM0.23 PSF + SF

With the poor market condition she said I can probably further nego and probably get a deal RM100k to RM200k cheaper than RICA.


Can I have your opinion pls????

1. market condition - not predictable, so don't need to bother the unprofessional
2. compare with subsale - we're assume you can afford to the 15% of initial cost, then why you look at the over mark new property with low initial cost, do you really think that is a discount?
3. KOI was not really a nearby comparison property, that location PSF always lower than other area of puchong

4. BTW the zest really a good buy compare with this RICA

What's the good points of Rica Residence? I find that entrance road from Puchong/LDP is usually long que because of the traffic light wait. Distance to LRT is quite far to walk. Price not cheap too probably due to it's big size

I didn't actually checkout though as it doesnt affect my buying decision. Both me and my husband need to drive everywhere all the time as we are contractors. You may check with the developers though. For what i know is my SA is directly represent the developer, even the bank ask me to call this SA for information that they cant provide so i guess it carries weight.

In terms of location too, it is very centrally located, being within a stone’s throw from every amenity that one could ask for. Where the LRT or the lack of it is concerned, the developer has been said to be willing to provide free shuttle service to and fro the nearest LRT, about 1.5km away, for residents.

I have booked a unit here in last may. I have applied loan from 4 banks, cimb, ambank, rhb and uob. Beside cimb the rest didn't revert to me. When call to ask, these 3 banks said they haven't tie up with the developer yet or the contract has expired need to renew. One of them even told me alot of applicant even though get approval decided to cancel the application without giving any reason. Anyone can guess why?

Hi, kindly be informed that this project will be delayed in launching & signing SPA for at least 6 months because of the following reason :

Advertising Permit & Developer License ( APDL)

The developer has obtained the Building Plan approval on end of June 2016. The APDL approval will be estimated 4-5 months after the approved building plan.

This delay because of the implementation of new rules & regulations for Schedule of Parcel (SOP).

Anyhow, this project still potential in term of location, pricing & future appreciation.
The only issue is completion date.

Please reconsider whether to wait or withdraw the purchase.

Still fajarbaru.
Just found out that this property was previously named Rica residence and has been replaced with Vierra residence.
Wonder how has things been going with people that bought Rica residence, in sentul ? Did the developer transfer all buyer to the property, using same price? 300k

I just got loan approval from bank on this project. Decided to check through the property background, and found this post. Wondering if this time the project is legit?? Anyone else booked this property

I actually paid booking on R.R Kinrara back in 2016, waited for quite some time at the end developer decided to put this project on hold.
Even SA also advised to get refund first, proceeded to their lawyer firm and got the full payment back at the end of 2017.
