Developer TYL from singapore, 1 size only 450sqft.

Later on sale office will be at site, now temporary at Tesco Midah Cheras. They claim got shuttle bus to Nottingham Uni, as they target uni students. Well, personally I feel project can to take off cause there is already an existing project directly in front of Uni and that development already sign contract with uni to provide accommodation to uni students. Also, that development got like 3 rooms per unit. This studio is just 1 room or concept. Hence, to breakeven is tough. For own stay I guess ok but prepare to travel if working in KL or PJ.

I saw sales chart 30% booked.. all harping on low price and echo hill opposite tesco beside..

SA say.. opposite notti.. where got as happening as tesco and SEH area there wor..

not opposite, uni is like 4.5km away lah......very far......my fren already vested in the apartment I mentioned directly opposite uni....that one I miss boat...was like rm200k+...damn good design and location.....

This developer seems pretty impressive....if I got the correct info lah....done Berjaya Time Sq, Cap Sq, KL Eco City, 1 bridge....other countries development damn impressive...they also won award in Singapore...I guess developer safe to go ahead, only maybe design and concept may not be suitable....they should have gone with standard 2rooms or 3rooms.....

Can only target students as there is low rental market in semenyih...

Throw in rm10k renovation n rent to 3 students each one charging rm250 per month to get 5% yield???

thank you for your sharing. hmm, i intend to buy for investment as im not ready to travel all the way from semenyih to kl for work yet unsure.gif

Yup quite a distance to nottingham actually.. agree.. but happening lu in semenyih.. I saw my clients even whack as I said before mesahill@ nilai.. 160k for 350sq.. still selling..

semenyih got echo hill .. EM... mahkota hills.. can up geh.. doable price I say..
