Hello all,
Have compiled my questions, sorry it’s abit long, bear with me:
1. The contractor GDB is experienced and has record of luxury condos (desa park city, KL). Is there concern that the developer TRC synergy doesn’t have previous track record of residence?
2. Do majority of people find living next to LRT bearable? The sales agent told me they’ll use the right materials and since the building is GBI- it should be bearable. Not sure about this. I imagine using the facilities will be a pain as it’s almost same level as the LRT track
3. Surrounding area other than the LRT noise - actually quite quiet. I went to check it out on a Saturday (this could be the reason)
4. Concern on oversupply in Ara Damansara. What makes this property standout is it’s proximity to the LRT
5. Nearby (next to Urbana) there will be a mosque and nearby new Rio development by Sime Darby. Hence the oversupply within that vicinity
However, I am inclined to buy this property for investment and maybe even own stay for a few years because 1. Proximity to LRT 2. Relatively quiet (on weekends) other than the LRT during weekday 3. Close to Jaya Grocer 4. ara Damansara location is connected to many highways 5. Reasonable price psqf 6. Good contractor 7. 15% cash rebate
