the reversal of the impairment losses on the Group‟s land held for
property development and property development costs

can anyone explain to me in layman term regarding "the reversal of the impairment losses on the group's land held for property development"?

1.40 achievable. EPS is strong in property but then property do not have constant income. their main advantages is their management. their management is good, but surely not best outthere (i'm still lurking for one, do recommend if you find 1 brows.gif )

betting on their PVC pipe and renewable energy. if you are a conservative player, do refer to boon's post earlier in this thread. i am pretty damn sure that he will pick malton over fitters anytime but not everyone have the same mindset tongue.gif

I personally went for Malton because of the strong management team as well. Very good looking in fact. And their projects (previous ones) are deemed quite successful also geh. Hopefully can perform as good as fitters. smile.gif

They have this land which they will develop in the future. Their impair it reducing the land price, meaning they sort of overvalue that piece of land. Impairing with affect P&L, reducing their profit. Now reverse back so profit will go up.

I see. are you saying that like last time they value it at RM2, now they revalue it below RM2, so profit goes up?

mainly property stocks soars because many stupid analyst say that Malaysia house price is still dirt cheap compared to other cities/country

if everyone say and think like that. gone la malaysia properties, die die also must buy and keep a house no matter what happens. THIS MEANS THAT PRICE OF A HOUSE WILL NOT FALL REGARDLESS HOW BAD IS THE ECONOMY. in my opinion yes this may come true and great inflation will happen in Malaysia

Yes. Rmb I mentioned earlier impairment will hit P&L. Reversal of it will "take it out" from it, hence profit will go up.

Current 9 month profit increased some 76%!!!!
76%!!!!

That's as impressive as it can get.

Using the TTM gauge, DPS is already more this year and since fy 2011, the trend is increasing....

Cash flow VERY impressive....

Despite the increased dividend paid out (from 6 million to 7.5 million), total cash increased from 31 .7 million to 47.8 million.

Cash increased 16 million!!!

This is a damn money printing business!!!!!!

This is one of the very few impressive stocks with such impressive figures currently in the market.

If it wasn't a furniture shop... tell me why a PE of 15x or 20x impossible.......

But then.......

PTUI!!!!!!!!!!!!!!!!!!

it's a lousy, chekai stock. laugh.gif laugh.gif laugh.gif

Piss poor. tongue.gif

Lousy, lousy, lousy, lousy stock....

why?

as per reasons mentioned
post #1283

Furniture stock la.....

All in the market.... think so narrow mind....

Popular thinking?
ALL furniture stop comes from Sungai Buluh one....
And they ALL burn down once or twice each year.
LOL!!! LOL!!! LOL!!!!

They burn down factory, they become super rich!!!

doh.gif

They do not realise some furniture shops are not from Sungai Buluh (Homer from where ar? )
They do not realise that some furniture shops have an expanding export business....

Aiyoooo... doesn't matter.... cos ................

it's a lousy, chekai stock.

Lousy, lousy, lousy, lousy stock....

No smart local fund will want to invest in it......

They all want to be invested in a stock like GHL, which trades at a current pe of more than 82x!!!

LOL!

So if Homer can get 1 buck also very, very lucky jor.

This is the lousy stock chart!

Yup!

That's why you are hearing comments like 'properties got good prices but not much market...... ' sweat.gif sweat.gif

Many analysts making outright outrageous claims too in their reports. tongue.gif

Yes, it's a bull market....

and in a bull market, you got to SELL the potential.

But potential and reality is 2 different issues....

for instance...

you can see the trend... many using Net ASS instead of earnings.
Why?
Earnings not big enough ar? tongue.gif

many using the 'land that has not been revalued for years' tactic....

or they used the 'what if the boss develop that piece of land' tactic....

oh, yes.... such writings always damn sexy, so seductive...

It makes you want to jump into bed with the stock. LOL!

But what they are missing out?

Current market is already so THERE jor......
prices are so not cheap......
development/building costs is not cheap (in fact many, many percent higher compared to just 3 years ago....

The company has to DEVELOP that land (and that could take years)
The project idea must be good.....
Even if the project idea is good, will it attract the buyers?

Finally.... the most important thing.... is when will the shareholder/investor see the profit? (yeah how big the profit?)

It's like a construction company....
One of the better examples, probably is Bina Puri....
some project companies can get millions (in fact billion maybe) and millions of contracts....
but how many can turn these contracts into cold hard cash profits?

Ah.... but it's a damn bull market.

nobody talks about reality....

everyone just wants to focus on potential....

and of course, the man with the wok (and cooking oil).... laugh.gif

Yesterday quarter was for the period ending May 2014.
Next quarter will be for the period ending Aug 2014.

So if you want to guess....

1. Look at USD chart vs MYR between May 2013 to Aug 2013.
2. Compare it with from May 2014 to Aug 2014 (I know... we got one more month data)

can guess the outcome?
