I just recently bought a new completed property with title available. The developer said free legal for snp. When I want to sign the snp there is a bill from the lawyer stated 'pay for attendance and preparation for MOT which cost rm2900. I ask the developer they said all fee regarding MOT to be paid by buyer. Want to ask usually if developer said free snp , is it include all the legal fee for snp and MOT? The lawyer charge rm2900 is it acceptable for property worth rm 540000?I had google around and some people said after few years they sign the snp only the title will be out. To complete the MOT they need to pay another lawyer legal fee 25% or 50% of the total legal fee for snp. So let said if all legal fee for snp to be paid by buyer .So for my property fee for legal for snp is around rm4200 according to the scale and legal for MOT is rm2900. Total I need to paid is rm7100 just for lawyer fee for snp and MOT? Correct me if I wrong. Thx

your MOT is the stamp duty.

for your RM540,000 legal fees is around 5K while the MOT is 10K. you better ask the bloody lawyer clearly how much CASH you need to get ready.

if free snp..that's the snp agreement. MOT is for the land office to transfer the name from developer's land to you, so yes, buyer pay. 2900 MYR for 500k prop sounds too low, its better to ask again the lawyer, sometimes lawyer no experience

don't forget to still have to prepare another sum for loan agreement fee as well

did you ask something call "exclude disbursement", some sneeky lawyer does that. SnP is FREE because the bloody lawyer only copy paste the "Standard" government SnP. so can give you FREE anytime. then paperwork, phone call, runner fees all excluded.

that's why ask them for detail itemised breakdown of what are you really paying for. i always ask how much CASH you need me prepare when Sign SnP ... usually i'll take out my phone and record it ... the SA wont dare to BS at all.

MOT Scale Fees for 1st RM100k = 1%, Balance of up to RM500k = 2%, RM501k and above = 3%
registration fees for your property value of >RM500k = RM500
do your calculation wink.gif

Bro, here a thought. Why don't you just call up another Lawyer in the area and ask them how much they would charge to do MOT.

Your fees seems excessive to do MOT Transfer from Developer cos in West MY, the fees are less than RM1K. My friend was only charged RM500 to do MOT from Developer.
