No wonder for the past 1 month or so, there's huge marketing by those 2nd hand car dealer & also not forgetting those Recon foreign cars dealers/companies. Low downpayment, free gift, free service etc.

I really hope the increase of OPR can make the property market price drop and let the
property speculators suffer from loss.

Recently all new property developers that without experience also come to this industry to
built new condos just like no need to use capital.

Not only that, all of a sudden, I see many shops which were to let in SS2 suddenly got takers through the past month. Business owner rushing to get their loans approved.

Anyway Bro, very hard for landed property price to drop significantly, even in bad times, property price will maintain (e.g. 1997-1999 and 2009-2010). But it good times, property price sky rocket.

An increase of 0.25% in the overnight policy rate (OPR) will not have a significant impact on borrowers for low-cost and affordable housing priced between RM45,000 and RM450,000 said a senior executive of a real estate agency.

It is very difficult to find condo below RM 450,000.00 now.

Just like free electricity if use less than RM 20 per month.
How to use less than RM 20 of electricity per month?
Unless I live in a cave all my myself, then this is possible la..

since when any local mainstream banker/valuer/dev spokesperson ever says prop price will go down? tongue.gif

i personally do not see prices coming down anytime soon, but... if buying to speculate, pls think again... no point if house/condo prices go up 3-4% a year....

I read from Chinese Press's Finance section:
After CIMB, RHB, and MBSB, some economics predict May Bank will merge
with Public Bank. AFG (stock quote 2488) will merge with BIMB (stock quote 5258).

Bro, it which country does the law says the banks must increase housing loan and or FD board interest rates when there is an increase in OPR and vice-versa? It is up to individual banks to offer whatever rates they want, e.g. Affin versus other banks.
