Spot on, slickskills21.

According to IOI, the company will maintain ownership of and manage the commercial lots which is a big plus.

I signed up for a unit in Block B. I feel, like some others, the area has up-market potential and IOI has commenced building Conezion before selling, maybe the quality of its end products will be above average since the developer is not under time constraint to finish the project.

Regarding the Owners' FB page, has anyone set up one?

For myself and those who are paying extras for the semi-furnished units and planning to live in Conezion, I'm worried about the equipment to be supplied. Since we may potentially be paying the higher commercial electricity rate, it would be helpful if the air-cons and lighting to be installed have inverters and are LED respectively. Actually I do not mind paying a bit more to save on TNB costs down the road.

Any comments?

Investor01, regarding the extras?

Yes, for a higher purchase price compared with Block C, the additional fittings are listed in one of the documents that I was asked to sign, but there is no reference as to their make or quality though.

I've read a few mentions on Lowyat regarding the traffic jam during peak hours but, strangely, haven't experienced it myself. Are you referring to Persiaran Utara fronting the development?

I come from Lebuhraya Lembah Klang Selatan, climb the flyover, pass Palm Garden, IOI City Mall and Conezion sales gallery, then cross the link-bridge to view the site. So far, this route is quite smooth and I hope it remains so.

It seems type A1-01 is only available in Block A and C. Referring to the attachment and providing it is still the valid layout, the main doors of type A1-01 in both Block A and C appear to face the lift areas. Not sure how much so.

Your uncle should be able to enjoy both.

Make sure your uncle's relative quote the incentive when approaching IOI or its affiliate.

As for myself, signed up for Conezion when development was already up and going (about 30%+?). I think IOI offered 3 months interest free for my bank to get up to date on progress payments and also 8 deferred instalments scheme. Though I paid more interest at the beginning, the period should be much shorter than the normal 3 years.

Based on IOI's billings, my pending items are :
3. VP 12.5%;
4. Subdivision of strata title 2.5% (held till proof from App. Authority);
5. Retainment amount 5%.

So, 20% to go. Judging by physical appearance, I do not feel there is much discrepancy even if there is any. The only aspect not visible is what is actually inside the buildings. Maybe VP will be in Q1 2018 but, for me, it is favourable to receive a clean and properly built property from IOI - fingers crossed.
