The location will be in front of the Clio, but to the left. This will be directly beside the main road to Putrajaya, and after the flyover from IOI City Mall to Clio.

If you are going to Putrajaya, you will see blue colored hoardings with Clio Residence ads. This is the site for The Connection.

The concept will be retail outlets and serviced residence on top, similar to SetiaWalk or IOI's SkyPodz.

Expected launching by mid of next year.

The Connexion is an integrated project consisting of commercial developments and serviced apartments spreading well over 16 acres situated just next to the Clio Residences. The commercial component consists of retail outlets and offices; the retail shops range from 26’ x 70’ to 42’ x 80’ in size. The offices, on the other hand, are sized from 1,200 sq ft up to 4,220 sq ft.

The residential component consists of some 1,326 serviced apartments housed in four towers, with build up ranging from 750 to 1,200 sq ft. Additionally, there will also be nine levels of parking, providing some 3,200 covered bays for tenants and guests."

I think Connextion would be closer to ioi city mall phase 2. That is assuming you buy the closest to the mall as Connextion itself is big. Clio to ioi city mall phase 2 is about 1km.

I hope the mrt station will be at the ioi city mall phase 2 rather than at uniten.

Clio is 2km from ioi city mall phase 1 & 1km from phase 2. Don't buy into developer story that it is walking distance. Maybe for Gwailo ok la. They happy to walk under the hot sun.

There will be a bridge to connect to the mall. I believe it's possible to have free bus shuttle service to connect clio, connextion and other future developments to the mall.

1km to phase 2 is still not consider far..., by the way,... If let say mrt line 3 that rumors will connecting to putrajaya, I guess probably the station will located the pice e if land that near phase 2. But, one more fact, if now Clio is selling 650 psf in average now, then what is the price for those future development ?

It would be mrt line 2? Specifically from uniten to prestinct 14. Ok, I just googled and here's the news I was waiting for. Subject to confirmation, of course. But at least, they are lobbying for the mrt station. smile.gif

750psf is a very humble guess.. But now Clio is 650 psf in average... Well... I think everyone is waiting for township become mature.. But what is the price after mature?
I just thinking if i am the investor from mont kiara, I will sell off my property with 1300psf and probably ready going into this market ...

Just hearsay that owner is not willing let go their unit as the whole condo is just build by surrounding with golf course... Plus now renting to exist all the while... Especially now ioi city mall is opening ...no one lagi wanted to let go unless you are shorted of cash.

My guess is for the launch of Connextion which would be next year. But I think developer would price it higher looking at IOI City Mall successful soft launch.

Still a long way to go for this area to mature. The IOI City Mall is still in infancy. Hard to say what the price will be.

By 2017 & 2018, I reckon ioi city mall phase 2 would be ready. So clio and Connextion would be 1km away only. If the mall has mrt station and shuttle service, then it would be perfect already.

They've actually started previewing the conexion and the scale model is already at their sales office. Will find a way to upload some pictures later...

luckily i did not put my money in this place last December. I almost buy into the salesman talk when he said MRT 2 will be stop by at the IOI city mall. I nearly invested on it. it seems like from the public display, MRT 2 will not pass by this place now

Should be OK as IOI City Mall is nearby with easy access to SKVE, MEX & SILK. May take another 2-3 years for this are to mature.

They are currently building a new sales galleria together with the show unit. The commercial block construction progress also quite advance.

still 50-50 to invest in this area after met few housing agents. Mostly said area still haven't mature and no mrt. They js attract potential buyers with their mall. They consider conexion as high dens. and gamble about the future return investment. If most of units hanging for sale/rent banner all the time then bye bye to investment idea. Only good for own stay. Good project still many ppl buy even if the price is higher. Rebate higher can reduce the down payment, the investor or own stay owner need more cash in the bank for this uncertain market, for me, always higher rebate are most welcome tongue.gif

Yes, good for investors buying 3rd prop onwards, if minimal or no rebates then difficult to come up with so much upfront cash.

This Conezion nt too bad for own stay or investment as that area still dont have many residential units so it's nt crowded yet. As peri-peri taikor said, good projects still many ppl will buy even if price is higher! thumbup.gif

Now Radia & Verdi are giving 10% rebate so this one 5% maybe nt enough for me to buy sad.gif

Good area for own stay IMO with not many residential developments, some more freehold & some units facing the golf course, although this project very high density.

Can take a leisurely walk to IOICM for food & entertainment also! thumbup.gif

IOI still got big chunk of land for future developments so another Bdr Puteri coming up here? brows.gif

If u prefer capital appreciation, do consider their upcoming BPW launch nxt month, estimated starting price 650K gross, rebate I heard maybe 4%, so nett price around 615K! thumbup.gif

Haha yaya...kind of singapore concept...if you are invester then is a bad news, but if you are tenant then is a good news, because owner cant rise the parking fees, u get same parking fee rate as everybody is.

i was looking forward to this property, however just checked that the price is RM 600,000 for 750sft!! Thats super expensive. The location is still putrajaya, they just a have a mall there..

For that pricing, if put just 10- 15% more can get a nice condo at around KLCC area which has more malls, offices, restaurants and transport connectivity..

So unless they are planning on giving a good 20% rebate...i would classify this as overpriced..

Too bad..

Puteri Palma subsale is going for RM 750k+ for 1500sft..and im talking about the relatively new and nice low rise units with only 2 units per floor...

yea lor..IOI should recognize the current market sentiment, alot of developers are offering much better deals at lower prices..

Plus this area at the moment has only got the mall..no offices, no public transport etc..why price it so high?

Hopefully they are offering a rally good deal..otherwise..no for me :-)

Based on the pricing of Le Pavilion by IOI, perhaps they may price it nett at reasonable price too. For those want to stay near to big mall. This could be the one. Palma puteri ..still value for money.

The show units and new sales office for conezion is already open with new banners seen around IOI City Mall. The launch should be coming very soon.

There are discount vouchers available now but limited to only 100 units. Can enjoy additional discounts on top of launch package and priority booking before launch.

Looks ok, especially for these hard times the developers cant charge too high as well.

Current improvement proposal is for IOI to consider installing an additional security barrier in the lift that only allows the resident to access their floor.. surprise they are not providing as most new condos have that, the system is really not that expensive but it is so useful.

As there are many units in a block, hundreds/thousands of residents can potentially access to your unit without any restriction. This is quite bad in terms of safety. With the security system installed in the lift, only residents staying in your floor will have access.

Really hope IOI considers this..

Just visited IOI City Mall today (again).

I notice that IOI provides free ride (shuttle bus) from/to MMU/LKW in CJ, and Serdang KTM station.
It is a good news to purchasers who worry about no MRT or public transportation.

potential area to be lke midvalley, MRT booster lagi umph. the development really a turnaround table. imagine IOI able to connect it from KL > Bukit Jalil > Sri kembangan > IOI Resort > Putrajaya > Singapore.

went to ioi galleria today and the progress of Conezion is about 30%.
was actually surprised by IOI for starting construction before launching, which according to SA will be in April..
show unit looks impressive. too bad no show unit for 700sqft unit.

only thing difference is, if buy smallest type (7xx sq ft), the renovation rebate is only rm10k. rm18k is for larger type 9xx sqft and 12xx sqft.

edit: SA said no link bridge will be built to IOI City Mall. can only walk beside the road (pavement).

The wikipedia one is clearly mentioned based on Gross (gross area includes service area, rooftop gardens, M&E and loading area for those shops, etc as compared to net area is the shop/retail area).

Staying beside a nice mall is great, its got all the normal things - Tesco, pharmacy, clinic, dental, saloons, food shops, DIY stores plus the entertainment such as shopping, theater, indoor theme park, ice skating...

I don't think it can go wrong la..plus it is part of a larger master plan where IOI intends to build hotels & offices to support (3 towers are almost completed and more to come in phase 2).

The road connections are quite good to many major highways, that compensates for the lack of MRT..

SPA stamp duty (MOT) and loan stamp duty (0.5% x loan) you have to pay

What I like about this project:
1. Location - next to IOI mall, which will extend to phase 2 soon
2. Unit layout - excellent usage of space design & natural lighting
3. Price - seems reasonably priced

What I dislike about this project:
1. Odd design being surrounded by commercial blocks, even in between the residential blocks. SA can't confirm where the noisy air cond chiller will be located. My guess- on commercial blocks' rooftops which is almost same level as swimming pool area. Noise, cleanliness may be a concern.
2. Facilities are limited for my liking. Even swimming pool look small-ish.
3. Lack of units with good view (for the smaller units). Units facing each other are not my cup of tea, lack of privacy.

This is just my personal opinion for sharing. Overall, I am neutral about this project.

For the SkyPod project, this IOI developer really misrepresent between what is in the broucher and what is the actual unit delivered.
Basement car park flooded, specifications cut, gym room with 3-4 exercise machines and in their brouchers printed State of the Art exercise machines.
They are irresponsible developer with leaking and flooding everywhere from car parks to your unit corridors.
Don't believe? make a visit to Skypod or visit the owner complaints page at the FB, type Skypod...you can see how good is this IOI developer.

Just hope this Conexion will be different by doing that..
Cause this kind of concept dont seem to really work in malaysia..
Example : Scott garden, setia walk, c180 etc. The retail section initially doing great but later on.... sweat.gif doh.gif

really like this conezion putrajaya area just hope it wont become the next scott garden..

Rental market is supported by people working/studying in KL (use MEX/Besraya/KL-Seremban), Cyberjaya, Putrajaya..Attraction to this place remains its easy highway connections and the large mall..it is relatively easier to rent out compared to other places as not many places are within walking distance to a large mall..

In terms of risk, I feel the commercial part needs to be managed well to ensure Conezion becomes a great place..

yes, if you want to put that potential growth comparison.
I wouldn't pick IOI can put extra effort on mall management. They focus mainly on palm oil.
While others peer focus more on mall and infrastructure development growth.

What sort of businesses will run in Conezion will largely depend on what kind of crowd it can attract easily. More or less the same crowd from IOI mall I guess, with some spillover. For those of you who intend to invest in this project, do visit IOI Mall at least once over the weekend & get a feel whether you like it or not. What makes One U, Mid Valley, Publika so popular may not be fully attributed to what branded shops are there, but also what kind of crowd it attracts.

Anyway, B1 type for Tower C is full until level 23 [Golf view, towards left side of block C] it is quite crazy given only one week. why 1 week is because I was told the Block C is temporarily closed down from selling and currently only block B available.

Additional information:
Cash vouchers after completion Block C RM10k and Block B RM18k. Block C [all rooms with aircons] and Block B [Partial furnish - kitchen cabinet, all rooms with aircons, cook & hob, all rooms comes with 8feet cabinets]

I have few questions would like to ask from you guys:

1) Anyone still has the vouchers on hand? haha.
2) Will there be any issue if lets say there isn't any Primary or secondary school around?
3) Will it be a major issue if it is commercial rate?
4) Buy Golf view [block C] or uniten view[block B]? Coz apparently block C will be quite hot [weather] because facing west. Was in the show room with all aircons on but still can feel the heat inside. lol Thinking of taking uniten view since it will be less possible for university to build a high building and block the views right?
5) Which floor you guys think will probably be the best if wanna purchase for investment? Since it is commercial i scare it will be quite noisy.

Anyway, I am very tempted by the upcoming mall and the potential growth of that area. Given all the offices that will be in the one city mall and other upcoming condos. Probably will boost up the price quite a lot dont you all think? haha smile.gif

Yes, that is what I had mentioned, but only [kitchen cabinet, wardrobe, air-conds, heaters] no other furnitures. Thus, I think for investment purpose Block B will be ore worth it no?? =) Do give me your feedbacks

i was thinking to buy a golf view unit but decided to change my plan after a briefing from my friend(he went there last week). The reason is those units are facing west which is a big no for me. I used to stay at a condo facing west for 3 years and i just cant stand the evening heat.

the difference between type B1 for block B and C is around RM 30k++ but there is a RM 18k furniture voucher for block B with those partly furnished stuff. I would choose Block B with uniten view for both investment and own stay. Seems like those retail lots is not under uniten view based on the brochure.

anyway, i will go and check it out this week.

Nope. I buy for own stay, but think will sell it within 10years, so have to consider investment value also.
1U/MV i think wont below 700k with 1000sft, but conezion 600k+- some more with potential.

To be honest, I just had a conversation with my superior in the evening and they say is commercial rate. So don't put too much hope on residential rate. But still, in my own opinion I think it is pretty good for an investment thou commercial rate might be kinda let down a bit. =)

this mall got potential, you can see that there are not many houses surrounding this mall unlike 1U or sunway but inside is crowded with people, i guess, people from kajang, serdang, seri kembangan, putrajaya and puchong go shop there

Can give this for rental and you move in to landed if really want landed..

Yes loan stamp duty must pay by purchaser..

The Lawyers is a rip off..charge so many extra things like postal, printing, travel..end up paying more than rm 1200 for their fees...

My other properties the lawyers really don't charge all this..plus when the legal fees are bourne by the developer..they really don't charge anything more except like government charges..

Nola, if got cash flow aldy buy subsale landed...

developer told me there are 3 lawyer firm. I sign spa after LO, LA not yet. Just paid loan progressive and spa disbursement in current step.

Actually that shouldn't be the benchmark..some developers put a very low maintenance fees at the start..end up have to raise it later cause not enough money to manage the area..

There is even case of the JMB reducing the fees cause too much money collected..end of the day..it's the residents choice and nobody likes to pay extra..

This development got all the practical facilities like swimming pool, gym..etc..it doesn't have those fancy ones like some development such as beach, 70% water based facilities, private theme park, hill, lake etc...

hence the maintainance of this development should be reasonable in my opinion..

come serdang.. still got freehold condo maintenance 0.145psf from VP until now.
although not everything in tiptop condition, but JMB doing quite good job.
anyway sorry to interrupt this topic but kinda sad that a brother give up due to maintenance fee commitments.

Haha..good to hear that..it really depends on the JMB like I said earlier..what prices the developer list doesn't mean anything..the JMB can easily reduce the maintenance fees if they feel its too much and they can run it more efficiently..

The difficult part will always be trying to raise the maintenance charges...so developers play safe and ensure that the funds collected are adequate and later its purely up to the JMB to decide which at the end of the day are residents who are paying the charges themselves as well, so the motivation should be lower charges :-)

it depends on your lifestyle...might not be enough for me as i like to go for happy hour biggrin.gif biggrin.gif

setback for this project will be commercial title and the risk will be high density and how successful those shoplots in future

meanwhile, good things are at least u got a quite successful mall there, good accessibility and not much of competitors around.

hopefully future condo development in this area will see a significant increase in price for conezion

As i know legal fee is free for spa and loan legal. We need to pay for spa disburment charges(below 500) and loan stamp duty(rm3k above)

As i know legal fee is free for spa and loan legal. We need to pay for spa disburment charges(below 500) and loan stamp duty(rm3k above)

Correct..we need to pay only those two things....but the lawyer charge so many additional things like traveling charges, printing charges, postage charges...just these things alone come up to rm 1,200+. Ridiculous right?

Imagine if this lawyer do for 400 units..that's additional almost rm 500k in charges...my other property if the legal fees is free it's really free..no additional unrealistic charges like this...plus I never made any special request to the lawyer so I'm guessing all the buyers would be charged this stupid things...

As I'm not very keen with the commercial title and its high density, wouldn't the existing Puteri Palma 1,2 or 3 a better buy? Or is it because they are old and weary?

Puteri palma is still ok, but big units. So entry price should be RM 700k+. Another option would be to have a look at the few units still available at Clio (although its very limited). Otherwise, can also go for their next launch which should be Par 3 located near puteri palma, the entry price for that is RM 1mil +...

So depends on the budget..cheapest absolute price in this area is still conezion..

Bro, your first question should be what is his loan sum instead of asking for his unit size.

Charges may differ because not all loan will be the same. Different bank different charges...different loan different documentation...conventional and islamic also different so it all depends...there is no such thing as one definite fees

I had called lawyer firm and banker to asking about disbursement.
Lawyer firm said everything is cheapest, and some charges from bank, they only charge us back.
Banker said only printing charges is from them, and amount just RM200++, but in fact lawyer firm charge me RM350

At the end i want to say, many charges in the bill i paid for nothing. sad.gif

lolx...everyone need to earn something..only extra RM100 is quite minimal, considered very good already. Due to its location and distance from KL it's expected that the disbursement will inevitably be a little higher. When you flip that time you will be earning RM200k from people in return biggrin.gif

yes paid the same..but its very high...the lawyers are fleecing us.. so many additional charges...travelling charge, printing charge, toilet charge...etc.. there is easily an additional RM 2000 in there for the lawyers to sapu..imagine 1000 units, that RM 2,000,000. Where got free legal fees as promised by developer? And with this charges, for slightly more everyone could have got their own lawyers to represent them and protect their interest and not the developers.

no such thing bro. Developer said absorb legal fees only, legal fees and disbursement two different thing. Since you mentioned that the fees is only marginally cheaper than your own lawyer you should have opt for your own lawyer. You totally got the whole concept wrong and starts barking around. I believe for your other property the Developer absorb your disbursement as well. Furthermore, getting your own lawyer makes no difference because the transaction is governed under Housing Development Act.

According to IOI, the company will maintain ownership of and manage the commercial lots which is a big plus.

I signed up for a unit in Block B. I feel, like some others, the area has up-market potential and IOI has commenced building Conezion before selling, maybe the quality of its end products will be above average since the developer is not under time constraint to finish the project.

Regarding the Owners' FB page, has anyone set up one?

For myself and those who are paying extras for the semi-furnished units and planning to live in Conezion, I'm worried about the equipment to be supplied. Since we may potentially be paying the higher commercial electricity rate, it would be helpful if the air-cons and lighting to be installed have inverters and are LED respectively. Actually I do not mind paying a bit more to save on TNB costs down the road.

Yes, for a higher purchase price compared with Block C, the additional fittings are listed in one of the documents that I was asked to sign, but there is no reference as to their make or quality though.

I've read a few mentions on Lowyat regarding the traffic jam during peak hours but, strangely, haven't experienced it myself. Are you referring to Persiaran Utara fronting the development?

I come from Lebuhraya Lembah Klang Selatan, climb the flyover, pass Palm Garden, IOI City Mall and Conezion sales gallery, then cross the link-bridge to view the site. So far, this route is quite smooth and I hope it remains so.

Everywhere also jam in peak hours, and around IOI city mall already much more better than KL...

If you talking about traffic issue after project completion, i think symphony and amerin in cheras selatan will surprise you brows.gif
